Building Maintenance Technician

The Building Maintenance Technician role focuses on performing advanced preventive and corrective maintenance on building systems, including HVAC, electrical, plumbing, and general facilities infrastructure. This position requires a seasoned professional who can work independently to diagnose issues, complete repairs efficiently, and ensure the safety, functionality, and reliability of the facility.

Responsibilities

• Perform preventive maintenance on HVAC, electrical, plumbing, and general building systems to ensure optimal performance and reliability.
• Troubleshoot and repair mechanical, electrical, plumbing, and building systems, identifying root causes and implementing effective solutions.
• Respond to maintenance requests promptly and complete repairs in a timely and efficient manner.
• Inspect buildings and premises regularly to identify safety hazards and perform necessary maintenance to eliminate or mitigate those hazards.
• Coordinate with external contractors for specialized repairs and maintenance activities when required.
• Ensure all maintenance activities comply with company policies, procedures, and safety standards.
• Maintain an organized inventory of supplies, parts, and tools required for repair and maintenance tasks.
• Document all maintenance and repair work accurately and maintain detailed logs for future reference and compliance.
• Use hand and power tools safely and effectively while performing maintenance and repair tasks.
• Communicate clearly with occupants, colleagues, and contractors to provide updates on maintenance activities and manage expectations.
• Apply strong organizational skills to prioritize tasks, manage multiple work orders, and complete assignments within required timeframes.

Essential Skills

• At least 10 years of experience in building maintenance or a closely related field.
• Proficiency in the use of hand and power tools for maintenance and repair work.
• Basic understanding of HVAC systems, including their operation and routine maintenance requirements.
• Basic understanding of electrical systems and components relevant to building maintenance.
• Basic understanding of plumbing systems and fixtures used in commercial or institutional buildings.
• Ability to independently diagnose issues with building systems and perform appropriate repairs.
• Strong organizational skills to manage work orders, prioritize tasks, and maintain accurate records.
• Good communication skills to interact effectively with building occupants, colleagues, and contractors.
• Good customer service skills to address maintenance needs professionally and courteously.
• Basic computer skills, including the use of Microsoft applications, for documentation and communication.
• Physical dexterity and the ability to lift heavy objects as needed for maintenance tasks.
• Ability to work in various conditions, including different indoor and outdoor environments.

Additional Skills & Qualifications

• Experience working as a building engineer or in a similar facilities maintenance role.
• Demonstrated emotional intelligence and the ability to maintain professionalism in interactions with others.
• Strong people skills, including the ability to build positive working relationships with occupants and team members.
• No specific certifications are required, but relevant maintenance, HVAC, electrical, or plumbing certifications are considered a plus.
• Familiarity with basic plumbing and electrical troubleshooting beyond routine tasks is beneficial.
• Experience documenting maintenance activities and maintaining logs or records in a computerized system.

Work Environment

This role follows a regular Monday through Friday schedule from 8:00 a.m. to 5:00 p.m., with a 1-hour unpaid lunch break. You will work primarily on-site within building facilities, performing maintenance on HVAC, electrical, plumbing, and general building systems. The position involves regular use of hand and power tools, as well as basic computer and Microsoft applications for logging work and managing tasks. You can expect to work in a variety of conditions, including mechanical rooms, interior spaces, and potentially outdoor areas, and the role requires the ability to lift heavy objects and move safely around equipment and building infrastructure.

This is a Contract to Hire position based out of Bethesda, MD.

Pay and Benefits

The pay range for this position is $25.00 - $27.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
