Commercial Superintendent - Ground-Up QSR Experience

Superintendent The Superintendent oversees the operation on the construction site and leads the construction process with the Project Manager from planning to completion. Primary responsibilities include: Supervises and coordinates construction activities, including deployment of material and equipment. Oversees on‑site labor—time and break tracking, job site safety and cleanliness, and ensures compliance with all specifications. Manages the construction schedule and coordinates subcontractors to keep projects on schedule. Maintains relationships with customer representatives and ensures compliance with Company and client guidelines. Implements quality control and safety procedures and monitors compliance at the job site. Manages on‑site labor through daily timesheets and sign‑in/sign‑out procedures. Travels to the job site, performs 24/7 emergency coverage when required, and maintains on‑site presence during work hours. Communicates with the project team and submits all necessary forms (RFI, back‑charge notices, delay notices, hot‑work forms, crane plans, hazard assessment forms, silica hazard forms, and scaffold checklists). Prepares and issues daily project update submittals with photos to management. Builds and maintains on‑site relationships with clients, facility representatives, subcontractors, nearby businesses, and city officials. Oversees on‑site safety implementation with labor, subcontractors, and the general public. Assembles required site inventories and materials; maintains receipts for submittal to the corporate office. Ensures quality control for daily work and is able to perform trades tasks (plumbing, electrical, concrete, flooring, roofing, painting, cabinetry, framing, drywall, finishing, HVAC, etc.) as needed. Prepares site close‑out packages, including post‑project review, punch‑lists, and build plans. Coordinates, schedules, and stands inspections with local jurisdictions. Supports all Company safety efforts and ensures the job site is clean and organized to eliminate hazards. Key qualifications and experience: Minimum of 3 years of commercial construction superintendent experience. High school diploma or equivalent. Knowledge and general trade experience in plumbing, electrical, concrete, flooring, roofing, painting, framing, drywall, and finishing. Experience managing personnel, vendors, and subcontractors. Ability to read plans, specifications, survey markings, and civil sheets; prioritize project scopes and trades. Experience with on‑site/off‑site utilities and underground work. Proficient with computers and familiar with Microsoft Office Suite; Microsoft Project experience preferred. Strong multitasking, attention to detail, and time‑management skills. Proficient driver’s license; clean driving record and reliable transportation. Benefits: Competitive salary range of $106,800 to $130,000.
