About the Role

We are seeking an experienced General Manager of Real Estate to lead the company’s overall real estate development platform, strategic expansion, investment execution, and portfolio management initiatives. This executive leadership role oversees the full lifecycle of development projects — from acquisition and underwriting to construction, stabilization, and exit strategy.

The ideal candidate possesses deep expertise in large-scale real estate development, capital structuring, operational leadership, and organizational management, with the ability to drive sustainable growth while maximizing portfolio value and mitigating risk.

Core Responsibilities

• Lead the overall real estate development strategy aligned with corporate objectives.
• Oversee development projects across multiple markets and asset classes.
• Approve major investment decisions, project budgets, and execution strategies.
• Evaluate market cycles, macroeconomic trends, and capital markets to guide pipeline planning.

Leadership & Team Management

• Directly manage Development Directors and senior project managers.
• Build and structure high-performing development teams.
• Establish KPIs, performance metrics, and accountability systems.
• Foster collaboration among finance, construction, legal, marketing, and asset management teams.

• Lead acquisition strategy, underwriting standards, and investment committee presentations.
• Structure equity and debt financing strategies at the portfolio level.
• Manage banking relationships, institutional investors, and capital partners.
• Oversee refinancing, capital restructuring, and exit strategies.

Development Execution Oversight

• Supervise design, entitlement, permitting, construction, and delivery phases strategically.
• Ensure cost control through value engineering and procurement strategies.
• Monitor project timelines, cash flow projections, and return performance.
• Identify and mitigate development risks proactively.

Financial Performance & Risk Control

• Oversee portfolio-level financial performance including IRR, ROI, cash flow, and NAV.
• Establish risk management frameworks and internal control systems.
• Ensure compliance with local regulations and corporate governance standards.
• Provide strategic financial analysis and performance reporting to the Board.

Marketing, Leasing & Asset Integration

• Guide positioning, branding, and leasing strategies for new developments.
• Collaborate with asset management teams to ensure post-construction stabilization.
• Align development strategy with long-term portfolio optimization goals.
• Support long-term asset appreciation and operational efficiency initiatives.

Business Expansion & Strategic Growth

• Identify new geographic expansion opportunities and emerging markets.
• Develop joint ventures and strategic partnerships.
• Lead feasibility studies for new product lines and development platforms.
• Support the company’s long-term institutional growth initiatives.

Reporting Line & Authority Structure

• The General Manager is fully responsible for the development and management of the Company’s real estate projects throughout the entire project lifecycle.
• This position reports directly to the Board of Directors.
• Major matters and final decision-making authority regarding real estate projects reside with the Board of Directors.
• The General Manager is responsible for coordinating the Company’s functional departments, including Operations, Human Resources, Administration, Legal, and Finance, to ensure efficient collaboration supporting project execution.
• Functional departments report organizationally to the Board of Directors rather than directly to the General Manager.

Qualifications

• Bachelor’s or Master’s degree in Real Estate, Finance, Architecture, Construction Management, or related field.
• 10–15+ years of real estate development experience, including at least 5 years in senior leadership roles.
• Strong financial modeling and capital structuring expertise.
• Excellent leadership, negotiation, and strategic thinking skills.
• Strong understanding of development risk management and investment execution.
• Bilingual in English and Chinese preferred.
