Responsibilities Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction Participate extensively in and the work acquisition process, defining and developing project budgets and schedules that achieve profitability objectives Set appropriate milestones and assign staff qualified to handle the scope and complexity of the project Work closely with clients, owners, architects, and subcontractors to develop relationships that exceed Suffolk's standards for client satisfaction Provide oversight in managing all necessary resources throughout the entire project from start-up through closeout and ensure that the Owner's expectations regarding budget, schedule, and quality, as well as Suffolk's profitability objectives, are met or exceeded Act as the "common thread" that owns the project from Pre-Construction through Closeout and beyond, including: Oversight of projects from beginning to end including budget, costs, unexpected events, general performance, and progress against plan Ensure day-to-day operations of projects transition effectively to Project Managers and Superintendents from Preconstruction when field work begins Mentor, train, and coach staff to perform to Suffolk standards Represent Suffolk to Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors Project Acquisition: understand owner needs, represent Suffolk capabilities, help close potential clients; review projects for challenges impacting budget/profitability; utilize industry contacts to generate leads; contribute to RFP responses; participate in and/or lead contract negotiations as requested Project Start Up/Turnover/Pre-Construction: assign project staff, review and approve pre-mobilization activities, ensure turnover meetings, lead pre-construction efforts with estimates to develop budgets, schedules, and logistics plans Project Operations: ensure projects meet budget, schedule, quality, and profitability objectives; maintain understanding of the Suffolk/Owner Contract and ensure compliance; visit sites regularly to monitor performance and lead corrective actions People: monitor and evaluate Project Manager and Superintendent staff assignments; develop the team; assist in sourcing and screening candidates; mentor, coach, and train to match talent to project scope Financial Performance: cash management, accounts receivable, accurate financial forecasting, and P&L understanding including contingencies and savings potential Schedule Performance: assist in baseline schedule development, monitor progress, initiate Lean Planning, and ensure SOP compliance Safety: champion jobsite safety, implement Suffolk Safety Program Meeting Management: attend/lead scheduled meetings to monitor profitability Client Relationships: attend owner/project meetings, maintain client contact and represent Suffolk on the team Qualifications Bachelor's degree with a minimum of 10-15 years of construction management experience for a large-scale general contractor or CM at Risk Self-perform experience a plus In-depth knowledge of intricate commercial construction practices Experience leading multiple project teams and developing direct reports Experience with diverse project sizes, complexities, and sectors; ability to adapt knowledge to specific project characteristics Ability to manage and embrace change; adapt to new processes Candidate must possess Suffolk's Core Values: Passion, Integrity, Hard Work, Professionalism, and Caring Working Conditions While performing duties, the employee is regularly required to sit for long periods, use a keyboard/phone, and may need to stand, walk, or reach. Compensation Information The expected salary range for this position (Project Executive) in San Francisco is between $222,000 and $311,000 USD.
