We are seeking an experienced Senior Project Manager for new building construction projects. The candidate will be responsible for the overall construction and management of multi-family, mixed-use, commercial, or hospitality projects. The successful candidate must possess the knowledge, experience, and confidence to engage and professionally interact with design professionals, consultants, and owners while successfully directing the Site Superintendent, Estimator, and other construction-related personnel in planning, coordinating, and safely executing the work in accordance with the contract documents, schedule, and budget. This individual will work closely with the Vice President of Construction.

Responsibilities

• Scheduling & Planning:
• • Preparation of the project schedule.
  • Review project plans and specifications and comment on building design, scheduling, possible cost-savings measures, and potential construction problems.
  • Monitor and maintain the project construction schedule on an ongoing basis.
• Budget & Preconstruction:
• • Manage preconstruction and estimating in preparation of the project budget.
  • Prepare the general conditions budget.
  • Control and monitor labor, material, and equipment expenses.
• Project Execution & Site Management:
• • Assist in assembling the job site office and equipment requirements.
  • Maintain confidence in own ability to intelligently communicate with the design team/client and lead all trades.
  • Manage shop drawings/submittals processes for approvals.
  • Review and discuss relevant issues at job site meetings, find timely solutions for problems, and prepare and issue minutes of all site meetings.
  • Expedite and investigate all Change Order Requests (COR) and maintain CO logs.
• Quality, Safety, & Operations:
• • Monitor site safety and ensure that the requirements of OSHA are enforced.
  • Ensure completion of and track all independent testing and inspections as required.
  • Maintain and enforce the highest construction standards and quality control.
  • Close out the project with great skill and accuracy.

Qualifications

• Minimum 10 years' experience as a Project Manager on new construction projects in excess of $30 million.
• College or university degree in a construction-related field.
• Thorough understanding of construction terms, scheduling, and planning concepts.
• Proficient in Procore, Microsoft Project, Bluebeam, and other construction software.
• Excellent organizational, presentation, and interpersonal skills.
• Must be willing to travel to project locations.
