Maintenance Manager

Position Summary The Maintenance Manager manages a property’s facility and grounds maintenance program through planning, supervision of staff, adherence to established standards, and preparation of related reports. This position helps ensure maximum production, safety, quality, and consistency while protecting the company’s assets and ensuring a safe and pleasant environment for guests and employees. Essential Functions Initiate, implement, and manage the maintenance program based on best practices in the resort industry, emphasizing planning/scheduling and preventive maintenance. Maintain and repair maintenance shop equipment. Ensure maintenance of pools, common areas, and landscaping. Assist management in overseeing elevator, fire, and life safety protocols and vendors. Assist management in obtaining bids for projects and outsourced maintenance. Ensure the maintenance staff is adequately trained, equipped, and motivated to perform assigned work in a safe, timely, and cost‑effective manner. Communicate regularly and effectively with all staff and management to ensure clarity regarding expectations and a positive work environment. Assist with hiring of maintenance staff, rewards, and disciplines as appropriate, and conduct performance reviews. Ensure that work orders are completed in a timely manner and maintain the work order tracking system. Conduct inspections of common areas, guest rooms, mechanical rooms, and pools and make adjustments to workflow to ensure these areas are maintained properly. Obtain industry training and certifications relating to the maintenance of the property. Maintain and update operating and training manuals. Other Functions Fulfill other responsibilities as assigned by Resort Management. Qualifications High school diploma or GED required. EPA certification required. CPO certification required. Minimum 5 years of building maintenance experience, preferably within the hospitality industry. Minimum 2–3 years of supervisory or management experience required. Familiarity with Air‑Cooled Chiller System desirable. Must possess a valid driver’s license. Physical Requirements Occupants of this position are expected to: Stand and walk frequently. Sometimes lift or carry objects up to 100 pounds. Occasionally climb, bend, and handle items up to 100 pounds. Work Environment The Maintenance Manager works both outside in various weather conditions and inside in an office setting.
