Real Estate Partnerships Manager (Coliving)

SharedEasy is a New York co-living and residential hospitality company. For seven years, we have offered furnished, all-inclusive shared homes to young professionals, students, and people arriving in the city for the first time. One monthly price covers rent, utilities, internet, weekly cleaning, gym, and coworking. No broker fees, no application fees, no surprise bills. We have served more than 5,000 residents, and every home has a dedicated Community Manager living the product from the inside. Our growth model is asset-light. We take on buildings through partnership agreements with owners, run them to a hospitality standard, and hand the owner better economics than a standard rental with none of the management burden. Landlords stay because the numbers work and the building stops being their problem. The primary objective of this role is to expand our real estate portfolio, securing strategic building partnerships to scale SharedEasy’s coliving solutions for our residents. What you will own

1. Target the market and build the list. Identify the buildings worth pursuing and the people who hold them, working from public ownership records, listing platforms, and your own read of the neighborhoods. This is the research layer the whole engine sits on, and it is yours to build.
2. Own the outreach. Direct to owner, across email, phone, mail, and in person. You are reaching people who were not expecting to hear from you, which makes this a volume discipline and a craft at the same time. It does not stop once the pipeline fills.
3. Run the conversation. Sit across from a skeptical owner and diagnose the property before you present anything. Vacancy, turnover, deferred maintenance, a unit mix that no longer rents, a management company that stopped answering. The partnership lands once you know which of those is keeping them up at night.
4. Structure and negotiate the deal. We partner under several structures, and they are not worth the same to us. You recommend which one fits each building and defend that recommendation through the negotiation, including the times the right answer is to walk away from a deal you could have closed.
5. Close and hand off. Term sheet, negotiation, signature, then a clean handoff to operations with everything they need to open the building. Deals you sign and then abandon are not closed deals.
6. Systematize the engine. Turn what works into a documented, repeatable process, with our data and AI tooling behind you. The person in this seat leaves behind a sourcing machine, not just a list of closed deals.
7. New partnership channels and new markets. A secondary lane, roughly a fifth of your time once the NYC engine is running. Opening SharedEasy outside New York through partnerships with operators and owners in other cities. We will walk through this in detail during the process.
8. Report your own pipeline. Weekly, in a dashboard, without being asked. The CEO should learn the state of the pipeline by reading it, not by chasing you for it.

What success looks like New buildings sign every month, and you sourced them. Owners who had never heard of SharedEasy take a meeting because of an email or a phone call you made. The target list is a working asset that did not exist before you arrived, and someone else could run it tomorrow if they had to. The structures you bring back protect our margin instead of just closing fast. And when a landlord calls to renew, they ask for you by name. What we are looking for Required 2+ years of cold, direct-to-owner origination. Not brokered, not inbound, not a list handed to you by a marketing team. You have found owners nobody sent you to, and you can name them. A track record of signed agreements with property owners or landlords, in volume. Leases, management agreements, partnership agreements, revenue-share deals, or site agreements. We care about the number of signatures, not the dollar size of any one of them. Five small buildings beat one large portfolio for this seat. A live consultative pitch. You diagnose before you present. In our process, you will run a real pitch against a skeptical landlord, and it carries more weight than anything on your resume. Commercial judgment about risk, not only revenue. You understand which side of a deal carries the exposure; you can explain why one structure protects an operator better than another, and you have a walkaway line you have used. Based in New York City, in the field. This role lives in the buildings and in front of owners. Not a relocation in theory, not a hybrid reframe, not a fly-in cadence. Written and spoken English at a professional level. You will write to owners, attorneys, and the CEO. Speed as a habit. You answer quickly, you close loops without being chased, and the gap between how urgent something is and how urgent it looks in your behavior is small. Preferred Supply, real estate, or partnerships at a co-living, flex living, serviced apartment, or short-term rental operator Multi-unit lease or site acquisition where you personally signed the owner Partnership or business development inside a marketplace or platform model, including opening a new city from zero Franchise or multi-unit development where you signed owner-operators Working knowledge of PropertyShark, Reonomy, or equivalent public-record sourcing Comfort building your own workflows with AI tooling You will probably recognize yourself if you are currently Running supply or real estate at a co-living or flex-living operator, signing landlords one building at a time and ready to own the whole motion instead of a slice of someone else's territory. Doing multi-unit expansion for a hospitality or retail brand where you personally sourced and signed the sites. Working on site acquisition for outdoor media, telecom, or signage, negotiating revenue-share agreements with property owners. Or brokering with a landlord book you built yourself, and tired of handing your relationships to someone else's transaction. In each of those seats, this role trades territory for ownership. You get the whole engine, direct access to the CEO, and compensation tied to what you sign rather than to a commission split. Three people this role is not for If you buy real estate , underwrite acquisitions, or raise capital, this is a different job from the one you do well. We are not acquiring assets. We are signing operating partnerships with people who already own them, and the skill that carries the seat is originating and closing those agreements. If your pipeline has always been handed to you , by brokers, by inbound, or by a list somebody else built, the first half of this job will be unfamiliar ground. You will be building the target list here, not working one. If you want a team under you and a defined territory , this is not that seat yet. It is an individual contributor role reporting directly to the CEO, with our data and AI tooling behind you and the whole pipeline in your hands. It grows into a function as the portfolio does. Compensation Base salary: $72,000 (W2) + Uncapped bonus, paid per bed on every signed building. The bonus rate is tiered by deal structure, and the structures are not worth the same to us. Expected year-one total compensation: $110,000 to $140,000, with no real ceiling. The ladder pays on volume of signings, so the second year of a working engine pays more than the first. Bonus is paid at signing, not at stabilization. You get paid when the deal is done.
