Preconstruction Manager

The Preconstruction Manager role can either lead the entire effort in preconstruction or support the Project Executives during preconstruction activities for multiple projects from pursuit of an RFQ, through and up to construction commencement. This is a high-level strategy role focused on mitigating risk and maximizing value during the design and preconstruction phases. Salary range: $125,000 to $180,000, target bonus eligible. Primary Duties Be a champion for expressing the importance of preconstruction, how it impacts projects, and demonstrating collaboration at its finest Track status of all current preconstruction projects monthly with the Director of Preconstruction and provide a report to the Vice President of Acquisition Audit projects in preconstruction to verify the status of current activities, determine what is needed, and identify project risks Ensure effective and proactive communication is maintained at all levels on the project teams; lead conversations to keep teams aligned internally and with clients and design teams Ensure complete alignment in project risks, forecasted margin, schedule, and manpower as the project transitions from preconstruction to construction, prior to the Internal Preconstruction Meeting Develop win strategies for project pursuits and for issues within projects in preconstruction Advocate for project teams, coordinate preconstruction resources with the Operations Manager, arrange collaboration with external experts, listen to team issues, and maintain a culture of possibilities and progress Work closely with Business Development, Marketing, Project Executives and the Director of Preconstruction on project proposals, assisting with proposal content and interview participation Participate in project estimate reviews Educate and mentor preconstruction teams on Target Value Delivery principles Lead or participate in the development of Project Charters, ensuring they are completed at the start of preconstruction Ensure that the project team lives up to the standards established in the Project Charter, especially regarding communication Mentor teams on preconstruction best practices, processes, and tools Provide convincing presentations in work acquisition or major preconstruction meetings Establish deep relationships with area clients and construction colleagues, in conjunction with the Director of Preconstruction Attend OAC meetings for assigned projects Attend business development events Join networking organizations, committees, and community enhancement events Work on corporate preconstruction initiatives, continuously improving preconstruction processes, mitigating corporate risk, and maximizing value Participate in mid and post‑construction meetings and cost analysis to verify and expand upon field cost information, gather lessons learned, and communicate them to future project teams Participate in the Value Engineering process as needed Create consistency among team members and drive towards the best value for the owner Collect data from a variety of projects to develop standard VE ideas, with associated cost savings and added values Review drawing updates for risk and constructability Provide conceptual estimates by developing scopes and budgets that give Project Executives clear, comprehensive information suitable for customer review (even for projects that may not involve immediate preconstruction) Work closely with the Chief Estimator to establish historical data collection Maintain relationships with quality, reliable subcontractors, vendors, and suppliers Expand the subcontractor database with the Chief Estimator Act as estimator for select projects, where mutually agreed upon by DPC and the VP Qualifications BS in Construction Management, Marketing, and/or Communication, or a related field, or an equivalent combination of education and experience Three to five years of construction‑related experience in a preconstruction role, with over 10 years in the construction industry overall Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations Ability to write reports, business correspondence, and procedure manuals Superior communication and presentation skills Must be able to pass a drug test and background check Utilizes good judgment and remains efficient under stress Capable of communicating effectively in English, both verbally and in writing Knowledge of all aspects of the construction process Strong work ethic, sense of urgency, organizational skills, and task orientation Willingness to travel if required Benefits Medical Insurance Dental Insurance Vision Insurance Health Savings Account Healthcare Flexible Spending Account Dependent Care Flexible Spending Account 401(k) retirement plan with employer match Life & AD&D Insurance Long‑term Disability Insurance Short‑term Disability Insurance Critical Illness Insurance Accident Insurance Hospital Indemnity Insurance Home & Auto Insurance Family Support Pre‑tax Paid Parking/Public Transportation Paid time off Time Away Benefits Paid Holidays Group Legal Employee Stock Purchase Plan Identity Theft Protection Pet Insurance Employee Assistance Program Sick leave accrues at one (1) hour for every 30 hours worked. Accrual for sick leave is capped at 240 hours. At the end of each calendar year, accrued and unused sick leave up to 240 hours may be carried over.
