Community Manager – Vintage Shores Senior Apartments Location: San Clemente, CA. The Community Manager will manage a 122‑unit senior community and must reside onsite. Salary ranges from $34 to $36 per hour, commensurate with experience. The position reports to the Regional Manager and includes a free on‑site 2‑bedroom apartment. Direct supervision of all community staff. Systematically analyze problems and suggest solutions. Reinforce all safety policies and ensure maintenance needs are met. Maintain discipline and diligence in task completion. Handle difficult situations (resident complaints, concerns, and special requests) while keeping communication positive and professional. Project confidence and self‑assurance. Hold subordinates accountable, lead by example, and maintain goals and timelines. Meet all financial benchmarks as outlined in the annual budget, ensuring income meets or exceeds expectations and occupancy aligns with budget goals. Maintain rents at the tax‑credit maximum and regularly review aged receivables, collecting outstanding balances from current and past residents. Review and negotiate contracted expenses as directed by the District Manager, Area Manager, Regional Manager, and/or Asset Preservation. Generate monthly reports outlining significant income/expense variances and details of collection efforts. Post resident rent payments and applicable subsidy/housing rent payments. Develop and maintain positive, professional relationships with residents, vendors, and team members. Monitor marketing efforts and develop new strategies to meet short‑ and long‑term marketing and leasing goals. Conduct property tours and provide performance information to owners, investors, and regulatory agencies as required. Lead periodic community meetings for residents. Maintain compliance with all general and property‑specific regulations, including LIHTC, Bond, MHP, MHSA, RHCP, and HOME program requirements. Ensure resident recertifications are completed on time each month. Complete all initial applications within two weeks of application date. For mixed‑income communities, maintain the applicable fraction for each building consistently. Interview and recommend candidates to fill vacant positions; ensure on‑boarding per USA policy. Identify and leverage employee strengths to maximize organizational value. Conduct regular performance reviews and formal annual appraisals for each employee. Ensure each employee is trained in specific skills required for their job and coach them to success using available resources. Required Skills At least 2 years of on‑site property management experience with Tax Credit knowledge. Computer skills in Microsoft Word and Microsoft Excel. Knowledge of YARDI Voyager. Experience & Education Management of on‑site staff and resources. Track record of meeting property goals. Low Income Housing Tax Credit experience.
