In this dynamic role, you'll be at the heart of building operations, managing tenant needs, coordinating essential safety and legal inspections, and collaborating with key internal teams on maintenance, capital improvements, space planning, and rent allocation. • Monday- Friday, 7:30 a.m. to 4:30 p.m. • Hours may vary depending on work demands and business needs. • Evening, weekend and holiday work may be required. • This position is Exempt from overtime. • Work location will vary Pay Range: $75,950.00 - $95,700.00 Please note that the Department may close the job posting at any time after seven (7) days. Once a posting has closed, it will no longer be viewable in the system## **Job Description:****Purpose:**Under general direction, this position manages all aspects of a single property or portfolio of properties, department-wide programs or operations. **Duties, Functions and Responsibilities:**Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.* Coordinates and supervises the activities of skill craft positions including plumbing, electrical, Heating Ventilation Air Conditioning (HVAC), etc., involved in minor construction, building maintenance, and related activities as well as the activities of Building and Grounds (or Custodial) staff or program.* Responds to occupant needs and ensures that administrative, building, technical, and custodial staff resolves problems.* Ensures that all services provided to properties are in compliance with City of Austin (COA) and Building Services policies, procedures, regulations, contractual obligations, and standards.* Conducts periodic property inspections, recommending and/or approving alterations, maintenance, and reconditioning.* Contracts for and supervises vendor services as required.* Serves as primary contact with occupant department specific points of contact (SPOCs) and Building Services senior management.* Develops, controls, and monitors annual budgets for operating and capital expenses, forecasting management plans, and preparing monthly performance.* Evaluates the effectiveness and efficiency of programs, properties, and projects.* Develops and recommends short- and long-range plans.* Coordinates activities with other divisions and sections.* Fosters COA and departmental safety culture and enforces safety rules.* Develops and establishes goals, priorities, and procedures. **Responsibilities - Supervisor and/or Leadership Exercised:**Responsible for the full range of supervisory activities including selection, training, evaluation, counseling, and recommendation for dismissal. **Knowledge, Skills, and Abilities:**Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.* Knowledge of management and budgeting principals.* Knowledge of maintenance operations.* Knowledge of applicable legislation and legal requirements.* Knowledge of financial terms and principles.* Knowledge of advanced analytical and quantitative skills.* Skill in personnel management.* Skill in budget development and administration.* Skill in developing and maintaining good working relationships with contractors, other City employees, and the general public.* Skill in using applicable software applications.* Skill in data analysis and problem solving.* Skill in planning and organizing.* Skill in oral and written communication.* Ability to multitask and prioritize.* Ability to provide efficient, timely, and courteous customer service.* Ability to conduct advanced financial analysis.* Ability to comprehend, analyze, and interpret complex documents.* Ability to foster and develop systematic processes and continuous improvement principles. **Minimum Qualifications:*** Graduation from an accredited high school or equivalent, plus seven (7) years of experience in a related field, including three (3) years of experience in a supervisory capacity.* One (1) additional year of education may substitute for one (1) year of the required experience with a maximum substitution of three (3) years. **Preferred Qualification:*** Certification, or the ability to obtain within 6 months of hire, in one or more of the following: Real Property Administrator (RPA), IFMA Certified Facility Manager (CFM), Facilities Management Administrator (FMA), Certified Property Manager (CPM), Certified Green Building Professional (CGBP), Leadership in Energy & Environmental Design (LEED) certification, or other green building professional credentials.* Professional facilities management experience in a municipal setting.* Budget development experience as it is related to the facilities field.* Ability to travel to more than one work location.## **Notes to Candidate:****Important Application Information – City of Austin**The City of Austin employment application is an official document.
