Universal Parking is seeking professional, dependable, and customer-focused Parking Compliance Officers to support parking operations at Bayshore Gardens and nearby surface lots. This position is responsible for monitoring assigned parking areas, ensuring compliance with posted parking rules, documenting violations, issuing warnings or citations when appropriate, and assisting tenants, visitors, guests, vendors, and members of the public.

The ideal candidate understands that parking compliance is not just about enforcement. It is about creating a safe, organized, and well-managed parking environment while representing Universal Parking and the property in a professional and helpful manner.

Key Responsibilities

· Patrol assigned parking areas, including garages, surface lots, drive lanes, entrances, exits, pedestrian areas, loading zones, reserved spaces, and other designated areas.

· Monitor vehicles for compliance with posted parking rules, payment requirements, permit rules, validation policies, reserved parking restrictions, ADA parking requirements, fire lanes, loading zones, and other site-specific regulations.

· Issue warnings, notices, or parking citations in accordance with Universal Parking policies, property guidelines, and site-specific procedures.

· Use mobile enforcement equipment, handheld devices, parking software, license plate lookup tools, mobile payment platforms, camera-based systems, and/or other technology as required.

· Verify vehicle information, license plates, parking session status, permit status, validation status, and supporting documentation before taking enforcement action.

· Take clear photos, enter accurate notes, and maintain proper documentation for warnings, citations, incidents, and shift activity.

· Provide friendly and professional assistance to customers, tenants, visitors, vendors, rideshare drivers, delivery drivers, and members of the public.

· Explain parking rules, payment options, validation procedures, citation instructions, and general site information in a calm and courteous manner.

· Help direct traffic and support vehicle flow during peak periods, special events, restaurant activity, valet operations, or other busy times.

· Identify and report equipment issues, signage concerns, unsafe conditions, damaged property, suspicious activity, abandoned vehicles, blocked lanes, or other operational concerns.

· Assist with lot counts, occupancy checks, plate checks, permit verification, and other operational tasks as assigned.

· Communicate regularly with the Facility Manager, Operations Manager, or other designated supervisor regarding enforcement activity, customer concerns, unusual situations, and property needs.

· Follow all company policies, safety guidelines, uniform standards, and escalation procedures.

· Maintain a professional appearance and represent Universal Parking in a positive manner at all times.

Qualifications

· High school diploma or equivalent preferred.

· Prior experience in parking, security, customer service, hospitality, transportation, property operations, code enforcement, or a related field is helpful but not required.

· Strong customer service and communication skills.

· Ability to remain calm, respectful, and professional when interacting with upset or frustrated customers.

· Ability to apply rules consistently, fairly, and accurately.

· Comfortable using smartphones, tablets, handheld devices, mobile apps, and basic software systems.

· Ability to read signs, verify license plates, document vehicle information, and enter data accurately.

· Must be dependable, punctual, observant, and able to work independently with limited supervision.

· Must be able to follow written procedures and site-specific instructions.

· Valid driver’s license preferred.

Physical Requirements

· Ability to walk, stand, and patrol for extended periods throughout the shift.

· Ability to work outdoors in varying weather conditions, including heat, humidity, rain, and direct sunlight.

· Ability to bend, reach, look under/around vehicles as needed, and use handheld or mobile equipment.

· Ability to lift or carry light equipment as needed.

Schedule

Monday-Friday 11am-7pm

Schedule may vary based on operational needs and may include weekdays, evenings, weekends, holidays, and special event coverage. Flexibility is preferred.
