Area ManagerA rapidly growing residential portfolio in the Westwood/West LA area, blending student housing, co-living, and traditional multifamily just steps from UCLA, is looking for an Area Manager to help lead its next phase of growth. This is a multi-site role overseeing several properties at once, with real room to grow into broader portfolio leadership as the footprint expands. You'll be the steady hand across sites — supporting on-site teams through the market's unique high-volume turnover cycle, keeping leasing and marketing sharp, and making sure the resident experience stays strong as new buildings come online.What You'll DoOversee day-to-day operations across a multi-property portfolio in the Westwood/West LA market Lead and support on-site teams through the high-volume seasonal turnover tied to the academic calendar Drive pre-leasing strategy and online marketing to keep occupancy strong year-round Deliver a high-touch resident experience for a co-living and student-housing population Track leasing performance, renewals, and revenue goals across properties Use Yardi and Entrata to manage occupancy, leasing activity, and reporting Stay current on Los Angeles housing regulations and Fair Housing compliance Help onboard new units as the portfolio adds several hundred more bedrooms over the next few years Partner with leadership on strategy as the portfolio grows from a handful of properties toward a larger footprintWhy You MatterThis portfolio is scaling fast, and you're the one who keeps it running smoothly while that happens — the person on-site leadership counts on to keep quality consistent across properties instead of just one.What It Takes5-7+ years in student housing, co-living, or high-volume multi-family property management Experience managing multiple properties or working at a portfolio level, not just a single site Comfort with high-volume seasonal turnover and fast-paced lease-up cycles Working knowledge of Yardi and/or Entrata A strong handle on pre-leasing strategy and digital marketing for residential leasing Familiarity with Los Angeles housing regulations and Fair Housing law A track record leading and coaching on-site teams Comfortable managing a younger, student-driven resident base Strong communication and organization to run several sites at onceThe Perks!$120,000–$135,000 base, plus a 15% target performance bonus Full benefits — medical, dental, vision, 401(k) with company match PTO and paid holidays
