ESSENTIAL JOB FUNCTIONS:

Funding Applications Consistently identities and tracks active government RFPs nationwide; prepares and submits detailed applications Drafts Bond, LIHTC, soft money, and other project funding applications Underwriting Demonstrates basic understanding of operating proforma through NOI Demonstrates basic understanding of sources & uses Demonstrates basic understanding of the 4%/9% tax credit and debt sizing calculations Demonstrates basic understanding of discounted cash flow and IRR analysis Drafts quality initial internal underwritings focusing on basic proforma inputs Researches and performs competitive market analysis Performs Ad Hoc research and analysis Sourcing & Site Selection Proactively and consistently identifies potential new land sites Scores potential sites based on market qualifications. Ability to learn and use ArcGIS software Maintains internal checklists Tracks external Due Diligence Checklists and responds with information as directed by supervisor Marketing & Presentation Creates maps, exhibits, and presentations Predevelopment & Design Helps maintain internal project management checklists Consistently takes and distributes meeting minutes Internal Reporting & Application Demonstrates proficiency with Microsoft Office Suite: Excel, Word, PowerPoint, Outlook, Teams, etc. Demonstrates proficiency with CoStar, LoopNet, ArcGIS, Google Maps, and other commonly used programs Perform all other duties as assigned

SPECIFIC EDUCATION OR EXPERIENCE:

Entry level - 3 years' experience as an Analyst Experience in real estate investing and development preferred but not required

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

Frequently sit, stand and walk Regularly required to talk or hear Frequently required to use hands or fingers to handle or feel objects, tools or controls Occasionally required to climb or balance, stoop, kneel, crouch or crawl Occasionally lift and/or move up to 25 pounds Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus The noise level in the work environment is usually moderate Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.
