Property Manager

VENTUS HOLDINGS LLC

Job Description

Job Description

Description:

Build More Than Properties. Build a Career.

Most property management jobs ask you to keep a property running. We're looking for someone who can help shape the future of a growing company.

Ventus Holdings is searching for an experienced Property Manager who doesn't just solve today's problems—they prevent tomorrow's. We're looking for a leader who enjoys building strong teams, improving operations, protecting valuable real estate assets, and creating communities where residents want to stay. If you've developed a reputation for turning around challenging situations, holding people accountable with respect, and keeping a property running smoothly without constant oversight, we'd like to meet you.

As our portfolio continues to grow throughout Chicago, we're looking for someone who wants to grow with it. Today's Property Manager could become tomorrow's Regional Manager, Operations Leader, or mentor to the next generation of Assistant Property Managers and Property Managers. We invest in people who can help us build a lasting impact in affordable housing.

So, if you're looking for a position where you can make a measurable impact—not just manage another property—we'd love to hear from you. If you want your resume to make an impact, send us a cover letter that answers this:

“Imagine you take over a property that is financially performing reasonably well, but you quickly notice several recurring issues: resident complaints are increasing, maintenance requests are taking too long to resolve, staff seem overwhelmed, and you suspect there are underlying problems that aren't showing up in the monthly financials yet. What would you want to understand first, and how would you approach your first 90 days?”

What You'll Own

You'll have responsibility for the overall success of an affordable housing community, leading every aspect of operations while working closely with our Leasing, Compliance, Maintenance, Accounting, and Asset Management experts. Your responsibilities will include:

Leadership

  • Create a culture of portfolio ownership that results in exceptional resident service and a sense of community.
  • Lead, coach, develop and review the performance of your Assistant Property Manager.
  • Organize and lead regular meetings with your Assistant Property Manager and any other necessary coworkers to manage workload and/or resolve obstacles, challenges and issues with that workload.
  • Participate in interviewing, onboarding, training, and mentoring future Property Managers and Assistant Property Managers.

Property Operations

  • Direct the day-to-day operations of your community.
  • Keep office operations organized, responsive, and efficient.
  • Identify operational issues before they become larger problems.
  • Maintain accurate records and ensure deadlines are consistently met.

Resident Relations & Asset Protection

  • Resolve complex resident concerns and lease issues with professionalism and consistency.
  • Balance empathy with accountability while protecting the property's long-term success.
  • Foster positive resident relationships that encourage lease renewals and community pride.

Affordable Housing Compliance

  • Partner with our Compliance team to ensure regulatory requirements are met.
  • Oversee certifications, recertifications, inspections, and agency audits.
  • Ensure your team maintains accurate documentation and follows established procedures.

Financial & Property Performance

  • Monitor rent collections, delinquency, and occupancy.
  • Understand your property's financial performance and identify opportunities to improve results.
  • Develop strategies that reduce turnover, improve resident retention, and strengthen long-term asset      value.
  • Look for creative ways to increase revenue and reduce expenses.

Maintenance & Capital Planning

  • Work closely with Maintenance to ensure excellent property conditions.
  • Oversee routine and preventative maintenance planning.

What Makes Someone Successful Here

We're looking for someone who brings:

  • A proven track record managing residential communities.
  • Experience with the affordable housing sector, familiarity with subsidy programs, and an aptitude for regulatory compliance
  • Strong leadership skills with experience coaching and developing employees.
  • Excellent skill with handling difficult resident situations.
  • Exceptional organizational and time-management abilities.
  • A proactive mindset—you solve problems before they become crises.
  • The ability to balance resident satisfaction with protecting company assets.
  • Financial acumen, including experience managing budgets, collections, and operating performance.

We offer:

  • Competitive salary based on experience
  • Health, dental, and vision insurance
