Overview

The Leasing Consultant is a community sales representative whose primary responsibility is to greet clients, professionally present the features and benefits of the apartment community and properly secure lease agreements from qualified persons. A Leasing Consultant must be service oriented and focus on making potential and current residents feel welcome in the apartment community.

Conduct all business in accordance with AMS policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

• Greet and engage prospects via phone, email, walk-in’s and online. 
• Greet prospective residents, determine needs and preferences and follows qualification process to rent.
• Conduct property tours. Professionally present the community and apartments while communicating features and benefits. Tailor tour to match prospects’ needs and budget. 
• Process rental applications.
• Prepare and finalize lease agreements. 
• Maintains a professional and friendly atmosphere in the leasing office.
• Inspects model and market ready apartments for cleanliness and make sure they are in top condition for showing potential residents. Prepare work orders as necessary to correct any deficiencies. 
• Maintains awareness of the curb appeal of the property. 
• Answers incoming phone calls and handle each call accordingly. Transfers calls to resident relations, assistant manager or community manager when appropriate.
• Responsible for retrieving and putting away golf carts daily. 
• Keep up to date with accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, apartment availability, floor plans and dimensions. 
• Stay aware of the local market conditions and trends.
• Actively manage the lease renewal process.
• Be courteous and efficient in handling resident requests and complaints. 
• Enter all guest cards completely and in a timely manner. 
• Maintains work areas and the office in a clean and orderly manner.
• Ensure all resident information is kept confidential and secure.
• Effectively explain all lease and community policies to residents.
• Responsible for moving in new residents, including ensuring all required paperwork and deposits are in order prior to granting keys.
• Perform any additional duties assigned by assistant/leasing manager, property manager or director of property management.
• Assist in maintaining a clean and professional exterior appearance by picking up litter or reporting exterior issues to supervisor. 

Requirements:

Preferred Qualifications

• Associate's or Bachelor's Degree in Business Administration, Real Estate, Marketing, Hospitality Management, Communications, or a related field; equivalent combination of education and experience may be considered. 
• Two (2) or more years of experience in residential leasing, multifamily property management, real estate sales, hospitality, customer service, account management, or a related customer-facing environment. 
• Demonstrated success building relationships, converting prospects to residents, improving resident satisfaction, and supporting resident retention initiatives. 
• Experience conducting apartment tours, qualifying prospects, preparing leases, handling renewals, and explaining rental policies and community amenities. 
• Proficiency with property management software, such as Yardi, AppFolio, MRI, Entrata, or similar platforms, including lease administration, resident records management, and reporting functions. 
• Strong computer skills, including Microsoft Outlook, Word, Excel, Teams, and other business applications. 
• Excellent verbal and written communication skills with the ability to professionally interact with residents, prospects, vendors, coworkers, and management. 
• Strong sales, persuasion, customer service, and conflict-resolution skills with the ability to respond effectively to resident concerns and objections. 
• Ability to manage multiple priorities, maintain accurate records, and meet deadlines in a fast-paced environment. 
• Working knowledge of Fair Housing laws, landlord-tenant regulations, privacy requirements, and ethical leasing practices. 
• Ability to work a flexible schedule that may include evenings, weekends, holidays, and peak leasing periods. 
• Demonstrated professionalism, sound judgment, and the ability to represent Arcadia Management Services in a positive and professional manner. 

Bonus Qualifications

• Professional certifications such as : Certified Apartment Leasing Professional (CALP), Certified Apartment Manager (CAM), National Apartment Leasing Professional (NALP), Real Estate Salesperson License
• Other multifamily housing, customer service, or property management certifications
• Bilingual or multilingual proficiency, particularly Spanish, Vietnamese, Mandarin, Cantonese, Korean, Tagalog, or other languages commonly spoken by residents and prospects within AMS communities. 
• Experience working in Class A, luxury, mixed-use, affordable housing, age-restricted, or large multifamily communities.

Physical Requirements:

• Frequent Standing, Walking, and Climbing to tour units, inspect units, walking the property and climbing stairs. 
• Alternate sitting at a desk working on a computer, organizing files and managing documents.
• Some lifting, carrying, bending, stooping and squatting. 
• Frequent hand use and finger dexterity for computer work. 
• Vision for reading documents and screens. 
• Hearing and speaking to communicate with prospects and residents. 
• Regular exposure to weather when touring units. Hot, cold, and wet conditions.

• Must pass a background check after conditional offer of employment.

Pay Range:

The pay range for this position is expected to be $29 - $34 per hour. This includes a leasing incentive bonus program; however, base pay offered may vary depending on multiple individualized factors, including job-related knowledge, skills, and experience.
