Leasing Consultant

The Leasing Consultant plays a pivotal role in driving the success of residential or commercial property leasing operations by effectively managing tenant relations and lease agreements. This position is responsible for attracting and securing qualified tenants through proactive marketing, property tours, and thorough application processing. The Leasing Consultant ensures a seamless leasing experience by providing clear communication, addressing inquiries, and facilitating lease signings while maintaining compliance with all relevant laws and company policies. By fostering positive relationships with prospective and current tenants, the Leasing Consultant contributes to high occupancy rates and tenant retention. Ultimately, this role supports the overall financial performance and reputation of the property management team through exceptional customer service and operational efficiency. Minimum Qualifications High school diploma or equivalent. Proven experience in leasing, sales, or customer service, preferably within the real estate or property management industry. Strong knowledge of leasing procedures and relevant legal requirements. Excellent communication and interpersonal skills. Proficiency with property management software and basic computer applications. Preferred Qualifications Positive, can-do attitude, professionalism and high level of enthusiasm Customer-centered Strong demonstration and closing skills Thorough organizational and administrative abilities Excellent communication skills, verbal and written Must have valid driver’s license and dependable vehicle Needs to know how to operate office equipment such as scanner, copier, printer General knowledge of personal computer Mathematical Skills: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, decimals and percentages Reasoning Ability: To apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one on one and small group situations to customers, clients, and other employees of the organization. Responsibilities Answers phone, greets visitors with a smile, schedules appointments, and directs inquiries to appropriate staff member Introduce yourself and other team members in the immediate area Completes survey/welcome card for each prospect Conducts rental inquiries and tours of property Follows up with prospect: thank you cards, phone calls, and any other requested or needed information Enters application and lease into computer system Follows up with residents regarding quality and promptness of service with either a phone call or written questionnaire. Relays feedback to Property Manager Receives service request from residents and records in appropriate record book Responds to internet inquiries promptly Prepare and maintain resident files Records traffic and rental activity promptly and accurately Participates in resident activities, open houses and other events to promote community Completes and updates move-in, move-out and rental packets Performs general administrative duties such as logging rent, filing, typing, mailing, ordering supplies, and resident termination calls Performs monthly market surveys and shops competition Required to work weekends Completes all necessary paperwork efficiently and timely to process application Process applications within 48 hours, obtain property manager approval, and notify applicants of results Prepare lease packages Complete move in package, test keys and inspect apartments prior to move in Conduct new resident orientation Implement and participate in social functions and resident appreciation days Participate in community outreach activities Performs all other duties as requested by the Property Manager Flexibility in work schedule as determined by regional management may be required periodically to insure adequate staffing in leasing office Achieve 85% or higher on all shops. Skills The Leasing Consultant utilizes strong communication and interpersonal skills daily to build rapport with prospective tenants and address their needs effectively. Attention to detail and organizational skills are essential for managing lease documentation and maintaining accurate records. Proficiency in property management software enables efficient tracking of leasing activities and tenant information. Problem-solving skills are applied when resolving tenant concerns or coordinating with maintenance and management teams. Additionally, marketing and sales skills are leveraged to promote available properties and achieve occupancy goals, while knowledge of legal regulations ensures compliance throughout the leasing process.
