Position Overview

The Maintenance I position is responsible for performing all necessary tasks to maintain and improve the appearance, functioning, and operation of agency buildings, property and equipment belonging to the agency. This individual will have knowledge of commonly-used concepts, practices, and safety procedures in the areas of plumbing, carpentry, painting, plastering, electrical, grounds keeping, and pest management.

Essential Duties & Responsibilities

• General Facility Maintenance & Repair: Perform minor carpentry, electrical, mechanical, and plumbing repairs across agency buildings. Execute touch-ups, priming, and finish painting as needed.

• Groundskeeping & Seasonal Care: Perform ordinary and seasonal yard work to maintain agency grounds. Safely operate and maintain hand tools, power tools, and gas-powered equipment used for property upkeep.

• Facility Operations & Setup: Move furnishings, supplies, and heavy equipment between locations. Set up and tear down tables, chairs, and other event equipment, and assist with picking up and delivering materials.

• Custodial Care: Maintain clean, safe, and sanitary conditions across agency facilities, including rooms, hallways, restrooms, offices, and stairways.

• Safety, Compliance & Equipment Care: Strictly follow all applicable safety guidelines and practices. Maintain a secure work environment by properly storing all tools, materials, and supplies out of reach of clients. Ensure tools and maintenance equipment are regularly cleaned, serviced, and kept in good working order.

• Ad-Hoc Support: Perform additional position-related duties and task assignments as directed by the Director of Buildings & Grounds.

Organizational Relationships

• Supervision & Direct Reporting: Reports directly to the Director of Buildings & Grounds (or designated supervisor), receiving daily verbal or written work assignments. Relies on established guidelines and directives to perform job functions, remaining open to supervision and new maintenance methods.

• Property & Operations Communication: Maintains ongoing communication with Property Managers to identify, prioritize, and complete maintenance needs in a timely manner. Tracks and reports completed tasks verbally or electronically via the Awards Property Maintenance system.

• Cross-Departmental Collaboration: Works cooperatively with agency staff and team members to ensure facility appearance, safety, and operational needs are met to the highest standard.

• Mathematical & Analytical Aptitude: Proficient in basic mathematical operations (addition, subtraction, multiplication, division across all units of measure) as well as computing rates, ratios, and percentages. Able to interpret standard operational drawings and schematics.

• Safety & Emergency Responsiveness: Maintains thorough knowledge of safety guidelines and strictly adheres to workplace protocols. Demonstrates flexibility to adjust work hours—including potential evenings and weekends—to manage facility emergencies (e.g., plumbing, electrical issues, snow removal).

• Environment & Physical Demands: Must be physically capable of performing heavy-duty labor, including lifting, carrying, and moving up to 70 lbs., climbing stairs and ladders, and frequent bending, stooping, crouching, or reaching. Comfortable working safely in demanding conditions, including near moving mechanical parts, at heights, outdoors in varying weather conditions, and around chemicals, fumes, or noise.

Position Specifications & Qualifications

• Education & Experience: High School Diploma or GED equivalent required; some college coursework preferred. Any equivalent combination of education, training, and practical experience demonstrating the ability to perform position duties will be considered.

• Technical Expertise: Significant hands-on knowledge regarding the proper operation, safety protocols, and ongoing maintenance of all trade tools and equipment.

• Licensure & Driving Requirements: Must possess a clean, valid New York State Driver’s License (held for a minimum of one year) for required local travel. Must meet agency insurance guidelines for authorized drivers, including being at least 21 years of age at the time of hire.

• Pre-Employment Screening: Ability to successfully pass comprehensive pre-employment background checks, including fingerprinting clearance.

• Operational Availability: Willingness and flexibility to respond to after-hours emergency maintenance calls as needed.

• Professional Conduct & Workplace Dynamics: Demonstrates high integrity, proven reliability, and a positive, adaptable attitude. Open to accepting supervision, learning new maintenance methods, and comfortable working in close proximity to the clients served by the agency.
