Position : Community Manager – responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities Personnel Management Regular/daily onsite attendance is required Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with Company policies and procedures Financial Management Achieve the highest possible net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of all vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies and systems Ensure leasing techniques are effective in obtaining lease closures, follow-up, documentation, and reporting Address resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter) Show, lease, and move-in prospective residents effectively Administrative & Maintenance Management Ensure administrative and leasing reporting is accurate, complete, and submitted timely Lead the emergency team for the property; coordinate proper response and handling of property emergencies within guidelines to minimize liability Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness Maintain property appearance and ensure repairs are noted and completed timely, including regular property inspections Plan and utilize property resources, equipment, and supplies economically Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expeditious completion Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or one to two years related experience and/or training, or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly communicate with others to exchange information; may require repetitive motions and ability to work overtime, weekends, and night hours (including emergencies) Remain stationary or move about as needed; may stand or sit for prolonged periods Occasionally ascend/descend ladders, stairs, and other structures; operate in various environments and lift/move objects up to 25 lbs; operate machinery or power tools and a vehicle as needed Work in varied temperatures and outdoor environments; exposure to hazardous chemicals may occur License/Equipment Must have reliable transportation due to emergency on-call requirement Compensation and Benefits At Asset Living, compensation decisions consider factors such as skill set, background and training, and certifications. Employment offers may include additional compensation through a total rewards package, including benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays. Salary Range : $50,000 per year to $65,000 per year This job description should not be considered all-inclusive.
