Assistant Property Manager

Position Summary The Assistant Property Manager supports the Property Manager in achieving the organization’s operational goals and preserving the property’s value and integrity. This position requires experience with Low-Income Housing Tax Credit (LIHTC) programs, including processing annual recertifications and managing tax‑credit compliance. Compensation Hourly rate: $25.03 – $26.50 per hour. Schedule Monday – Friday. Four days 8:00 am – 4:30 pm and one late shift (10:00 am – 6:30 pm or 11:00 am – 7:30 pm). 40 hours per week. Responsibilities Collect rent, security deposits, and miscellaneous income; maintain accurate documentation. Collaborate with the social services leasing intake team to maintain a current and accurate waitlist. Ensure residents adhere to lease provisions and community rules; enforce rental policy procedures for rent collection, invoicing, and delinquent account follow‑up. Complete all tax‑credit move‑in certifications and recertifications promptly; calculate income and assets in compliance with relevant standards. Inspect, show units, prepare lease packages, conduct lease orientations and signings; submit required documentation to DCHA. Enter work orders in Angus, review and track progress; handle maintenance requests. Assist in preparing for inspections and audits. Knowledge, Skills & Abilities Familiarity with housing management, the LIHTC Program, HUD, Public Housing program/DCHA, and Fair Housing laws. Strong organizational skills, outstanding customer service, and ability to work collaboratively in a team focused on community building. Proficiency with Microsoft Word and Excel; OneSite/Yardi proficiency preferred. Excellent verbal and written communication skills. Self‑motivated, detail-oriented, and patient. Qualifications High School Diploma or Associate’s degree in a related field (Business Administration, Real Estate, or Public Administration preferred) or equivalent knowledge. At least 1 year of related work experience in property management. LIHTC certification is preferred. Valid driver’s license and reliable vehicle; mileage reimbursement will be provided.
