Overview Senior Project Manager | Ground-Up Residential & Mixed-Use | NYC Metro $180,000 to $210,000 base salary + benefits + equity | Full-Time We are a NYC metro general contractor with a strong pipeline of ground-up residential and mixed-use work and a track record of delivering fast. We are gearing up for a 100-unit condo project in Croton and looking to add a Sr. PM who can hit the ground running. You will own projects from pre-construction through substantial completion (CO), drive subs hard, and be accountable for schedule and quality. Our projects move quickly and we need someone who moves with them. Responsibilities Lead ground-up residential and mixed-use projects from buyout through completion Run pre-construction: descoping, subcontractor buyout, scheduling, and budget Hold subs accountable to schedule and quality in the field Work directly with ownership on a lean, high-performing team Qualifications 10 or more years of NYC ground-up GC experience Strong mechanical knowledge and hands-on approach — you need to know the work, not just manage the paperwork Track record of delivering residential or mixed-use projects on time High drive, decisive, and direct — not abrasive, but not passive either NYC SST card and OSHA 30 required What We Offer Salary: $180,000 to $210,000 depending on experience Benefits, equity, and a solid project pipeline with real growth opportunity Lean team, direct access to ownership, and decisions get made #J-18808-Ljbffr Cobalt Recruitment
