Jr. Home Buying Specialist (High Ticket Sales — Entry Level)

Role

At JHB KY we buy houses quickly and ethically for cash. The Jr. Home Buying Specialist is our entry point into high-ticket sales which will eventually lead to the Home Buying Specialist seat.

You start on the phones as a Lead Engagement Specialist — first contact with every homeowner who raises a hand, qualifying the situation and booking the appointment. As you prove out the fundamentals, you graduate into running your own seller appointments and signing your own contracts.

Two phases, one track:

●      Phase 1 — Lead Engagement (approx. months 0–6): own speed-to-lead, qualification, and appointment setting. Shadow appointments. Learn the buy box, condition analysis, and our appointment system.

●      Phase 2 — Jr. Home Buying Specialist (upon hitting the promotion goals): run qualified appointments with a ride-along and review cadence, sign your own contracts, carry your own scoreboard.

This is a production role. Scoreboard-driven. Outcome-based. We are hiring for trajectory, not resume — if you want a career and you are willing to be coached hard, the ceiling here is uncapped.

Requirements

What the candidate must bring.

●      Experience: No real estate experience required. 0–2 years in any high-volume, customer-facing or competitive environment — call center, retail, restaurant, door-to-door, collegiate athletics, military, trades sales. If you have never sold a house, good. We would rather teach you our way than un-teach someone else's.

●      Software Stack: Salesforce and Aircall — trained on the job. Must be comfortable living inside a CRM and typing quickly and accurately.

●      Soft Skills: DOG mentality required. Driven, Obsessed, Gritty. Coachable to a fault — you will be recorded, reviewed, and corrected DAILY, and you must want that.

●      Technical Skills (Phase 1): high-volume phone handling, lead qualification and information gathering, appointment setting, CRM usage and data-entry accuracy, speed-to-lead execution, emotional-objection handling, clear written notes.

●      Technical Skills (built for Phase 2): property condition analysis and repair estimating, offer construction against buying criteria, in-home negotiation, ability to secure signed contracts in high-pressure conversations.

●      Working Hours: Core hours are 8:30 am – 5:30 pm ET Monday through Friday, but this is a sales role. We're available when our clients are. Must be available as needed for evening and weekend calls and appointments.

●      Reliable transportation, valid driver's license, and professional presentation for in-home appointments.

Responsibilities

Phase 1 — Lead Engagement Specialist

●      Answer and return every inbound seller lead — web, phone, mail, SMS — inside the speed-to-lead standard.

●      Run the qualification framework on every conversation: motivation, timeline, condition, price expectation, decision-makers, title and occupancy.

●      Ask for the appointment on every qualified conversation. Every time.

●      Book the appointment on the Home Buying Specialist's calendar and send the pre-appointment intro video before every appointment.

●      Confirm appointments and drive down no-shows.

●      Work the follow-up cadence on leads that did not book, per the Seller Lead Follow-Up SOP. The second and third conversation is where most of our appointments come from.

●      Niche cold calling and list calling as assigned (limited time).

●      Maintain a clean and updated CRM. Same-day notes, no exceptions.

●      Shadow live appointments, review your own call recordings, and complete assigned drills.

Phase 2 — Jr. Home Buying Specialist

●      Attend qualified seller appointments in person.

●      Conduct structured discovery conversations.

●      Evaluate property condition and estimate repairs — document scope and photos in the CRM.

●      Determine offer strategy aligned with buying criteria.

●      Present offers confidently and ethically. Maintain core values, ethics, and integrity.

●      Negotiate and secure signed contracts.

●      Follow up consistently until the house is sold – either through us or someone else.

●      Hand a complete deal file to the Dispo team the day the contract is signed.

●      Coordinate with clients, external coordinators, and attorneys when necessary to get contracts across the finish line.

●      Communicate proactively and professionally with team and clients.

●      Complete tasks by assigned deadlines with a high degree of accuracy.

●      Weekly call review — bring one recording you are proud of and one you are not.

●      Participate in ongoing training and process improvement initiatives.

●      Certify on the Seller Appointment Field Guides before running appointments solo.

●      Track appointment quality score based on LES and Dispo feedback.

Phase 2 — Jr. Home Buying Specialist

●      8+ appointments attended per week

●      20%+ appointment-to-contract conversion in the first 90 days, 25%+ thereafter

●      3+ contracts per month ramping to the 4+ company standard

○      8+ contracts per month strong performer

●      Average contract spread aligned with company buying criteria — we grade on spread, not contract count

●      100% of signed contracts delivered to Dispo with complete condition notes, photos, and repair scope
