ARBOR PROPERTY MANAGEMENT, INC.JOB DESCRIPTIONPosition Title: Courtesy OfficerDepartment: SecurityReports To: Property ManagerEmployment Status: Full-TimePosition SummaryThe Courtesy Officer helps foster a safe, secure, and welcoming living environment for residents by providing a visible after-hours presence, promoting community standards, responding to resident concerns, and supporting property management in maintaining a positive residential experience. The Courtesy Officer serves as an ambassador of Arbor Property Management by building positive relationships with residents while assisting in protecting company assets and supporting consistent enforcement of community policies. Success is measured equally by professionalism, sound judgment, exceptional customer service, and the ability to build positive resident relationships.Community Safety & Property PatrolConduct routine property patrols.Inspect amenities, lighting, gates, parking areas, and common spaces.Observe and report safety hazards, vandalism, suspicious activity, and maintenance concerns.Maintain a visible presence that promotes community safety.Resident Relations & Community SupportRespond professionally to resident concerns.Serve as the after-hours liaison between residents and management.Support community events and maintain a welcoming atmosphere.Policy Enforcement & Emergency ResponseAssist with enforcement of parking, noise, pet, pool, and guest policies.Respond appropriately to emergencies and contact emergency responders when necessary.Document all incidents and actions taken.Documentation & CommunicationMaintain daily activity logs and incident reports.Communicate security and operational concerns to management.Performance ExpectationsProfessional resident interactions.Prompt response times.Accurate documentation.Visible community presence.QualificationsHigh school diploma or equivalent.Two years of related experience preferred.Strong communication and conflict de-escalation skills.Valid driver's license.Security license preferred if required by ownership.Technology & EquipmentSmartphoneMicrosoft OfficeAppFolioSecurity systems where applicablePhysical RequirementsWalk property extensively.Work evenings, weekends, holidays.Lift up to 25 pounds.Arbor Core ExpectationsLead with integrity and professionalism.Provide exceptional customer service.Represent Arbor positively.Follow company policies.BenefitsEligible full-time employees may participate in Arbor Property Management's comprehensive benefits package, including medical, dental, vision, life insurance, paid time off, holiday pay, retirement benefits, rental discount where applicable, and other company-sponsored benefits subject to eligibility.Employment RequirementsEmployment is contingent upon successful completion of a criminal background check, drug screening, employment eligibility verification, and any additional company requirements.DisclaimerThis description outlines the general nature of the position and is not intended to be all-inclusive.
