We have fun, grow together, and strive to leave a positive lasting impression on everyone we meet.What You'll Do:Adheres to the annual budgeted expensesCollaborating with accounting to complete the monthly financial reportTimely review and approval of all association expensesResponsible for all processes and procedures for routine, preventative and emergency maintenance and repairs of the common area facility, systems and equipmentEnsure that all team members provide residents and guests with exceptional servicesEnsure that the building's physical, mechanical, electrical and plumbing systems are functioning efficiently.Ensure that all required building and system inspections are completed in a timely fashionEnsure the safety and security of all residents and team membersEnsure the security, cleanliness, and repair of all engineering department tools, equipment and safety features are in accordance of established procedures and budgetsEffectively manage a team including but not limited to recruiting, training, scheduling, and managing performance of housekeeping, concierge, and maintenance professionalsAble to work into the evening, nights, weekends, as requiredAble to provide open and effective lines of communication and address issues or concerns in a prompt and efficient mannerRespond to after-hour calls as necessaryReports and addresses unsafe conditions immediatelyProvides overall direction, coordination and leadership for all departments in the propertyDirect liaison to all community organizations, city officials, industry associations and public relations entitiesEnsures all applicable standards, policies and procedures are fully implemented in all departmentsParticipates in preparation of the annual operating budget and financial plans which support the overall objectives of the propertyCreates and monitors annual operating goals, addressing all the drivers (Financial, Resident, Infrastructure, and Learning and Growth)Works with department leaders to meet or exceed established budgetary guidelines.Reviews and approves operating expenses.Directs the accurate and on-time preparation, production and distribution of all required reportsProtects and enhances the value of all property assets through appropriate programs in maintenance, security, emergency preparedness, housekeeping and capital improvementsAnalyzes resident feedback and discusses findings with department leaders. Institutes changes and upgrades in service as necessaryPromotes the property by building and maintaining an active and visible position in the local community and with industry partnersProvides timely formal assessment of individual team members in alignment with the performance review policy and proceduresConducts training on job standards and areas of responsibility as neededThe Nitty GrittyAt least 5 years progressive experience in a General Manager role at a property of similar size and level of service2+ years of experience managing common-interest communities (condominiums, HOAs) with direct partnerships with board of directors, developers, or ownership groups strongly preferredWorking knowledge of all applicable laws, codes and regulationsStrong communication skills, including the ability to write contracts, reports, business correspondence, and operations manuals. Ability to effectively present information and respond to questions from team members, managers, clients, guests or the general publicStrong general management skills, including time management, information analysis, planning and organizing, decision making, problem solving, and delivery of resultsStrong financial management skills, including budget management, expense control, forecasting and analysis of financial statementsStrong people management skills, including coaching, motivating, delegating, scheduling and relationship-buildingMust be flexible and able to perform multiple tasks and work in stressful situations.Don't meet every single requirement?
