1. Position Summary

The Construction Project Manager is responsible for planning, coordinating, supervising, and successfully delivering multiple painting, waterproofing, concrete restoration, and specialty coatings projects throughout South Florida.

The successful candidate must be capable of managing field personnel, coordinating with general contractors, reviewing project specifications, developing schedules, tracking budgets, and ensuring that work is completed according to contract requirements.

This is a hands-on management position requiring regular jobsite visits, effective communication, strong leadership, and a thorough understanding of construction operations.

The Project Manager will work directly with company ownership, estimators, foremen, field personnel, suppliers, subcontractors, and general contractors.

Primary objective: Deliver every assigned project safely, on schedule, within its approved budget, and in accordance with specifications and quality standards.

2. Key Responsibilities

A. Project Planning & Mobilization

• Review awarded contracts, estimates, drawings, specifications, and approved proposals.
• Conduct project handoff meetings with the estimating department and ownership.
• Identify contractual requirements, project milestones, and potential risks.
• Develop project execution plans and preliminary construction schedules.
• Determine manpower, materials, equipment, and subcontractor requirements.
• Coordinate mobilization, site access, staging areas, and material deliveries.
• Verify that required submittals, approvals, insurance documentation, and permits are addressed before applicable work begins.
• Establish communication procedures with general contractors and project representatives.
• Conduct project kickoff meetings with field supervisors and crews.

B. Field Operations & Workforce Management

• Supervise foremen, lead painters, helpers, and assigned subcontractors.
• Coordinate daily manpower allocation across multiple active projects.
• Establish daily and weekly production goals.
• Monitor crew productivity and jobsite progress.
• Conduct regular site visits to verify work quality, safety, and schedule compliance.
• Ensure field personnel understand project scopes and work instructions.
• Identify manpower shortages and coordinate staffing adjustments.
• Address field challenges, production delays, and operational conflicts.
• Maintain accountability for attendance, productivity, and assigned responsibilities.
• Coordinate with ownership regarding hiring needs, employee performance, and workforce planning.

The Project Manager is expected to maintain a consistent field presence rather than manage projects exclusively from an office.

C. Scheduling & Production Control

• Develop and maintain project schedules.
• Coordinate activities with general contractors and other trades.
• Establish production milestones and completion targets.
• Track actual progress against planned production.
• Identify schedule delays and develop recovery plans.
• Coordinate material deliveries and equipment availability.
• Manage sequencing between surface preparation, repairs, priming, coating applications, and final inspections.
• Communicate schedule changes to ownership, clients, and field supervisors.
• Ensure projects are completed within contractual deadlines.

D. Budget Management & Job Cost Control

The Project Manager is responsible for monitoring project financial performance throughout construction.

Responsibilities include:

• Review approved project budgets and estimated labor hours.
• Monitor actual labor costs against estimated labor budgets.
• Track material purchases and consumption.
• Control equipment rental expenses and subcontractor costs.
• Review project-specific general conditions.
• Identify cost overruns and implement corrective measures.
• Monitor estimated versus actual gross profit.
• Coordinate with accounting to ensure project expenses are accurately assigned.
• Review project financial performance with ownership.
• Prepare cost-to-complete forecasts.
• Identify opportunities to improve productivity and profitability.

The Project Manager must understand the difference between direct job costs, project-specific general conditions, and company overhead.

E. Material Procurement & Inventory Management

• Review coating specifications and approved material schedules.
• Coordinate purchasing with Sherwin-Williams, Benjamin Moore, and other approved suppliers.
• Verify product selections, quantities, colors, and coating systems.
• Review technical data sheets and application requirements.
• Schedule material deliveries according to project needs.
• Monitor material consumption and minimize unnecessary waste.
• Prevent incorrect product purchases and excessive inventory.
• Coordinate the return or redistribution of unused materials when appropriate.
• Maintain documentation of approved products and substitutions.
