Commercial Property Manager

Location: San Diego, CA (hybrid — UTC office 3–4 days/week, other days may work from satellite offices throughout the county) Compensation: $120,000–$150,000 base + 15% annual bonus Employment type: Full-time About the opportunity Our client is a fast-growing, full-service commercial real estate firm headquartered in San Diego. The platform spans investment sales, agency leasing, tenant and user representation, development, and property management, and the firm has built its reputation on relationships and a hands-on, entrepreneurial approach to commercial real estate. The team is young, energetic, and operates with a relaxed SoCal broker culture — casual, active, collaborative, and focused on getting deals done and properties performing. They are hiring a Commercial Property Manager to take ownership of a ~15-property portfolio — predominantly retail, with a smaller office component — concentrated in downtown San Diego. This is a leadership seat: you will run the day-to-day of the portfolio and lead a team of three junior property managers, serving as the go-to for owners, tenants, vendors, and the brokerage team. What you'll do Own the operational and financial performance of ~15 commercial assets (primarily retail, some office) located mostly in downtown San Diego. Lead, mentor, and develop a team of three junior property managers — set priorities, review their work, and step in on escalations. Serve as the primary point of contact for ownership and tenants; drive tenant relations, retention, and satisfaction. Prepare and manage annual operating budgets, monthly financial reporting, variance analysis, and CAM reconciliations; monitor receivables and collections. Administer leases: abstracts, critical dates, rent escalations, renewals, and tenant compliance; partner with leasing brokers on new deals and turnover. Manage vendor relationships and service contracts (janitorial, landscaping, security, HVAC, etc.); bid, negotiate, and enforce scopes and pricing. Oversee capital projects and tenant improvements from scope through close-out, coordinating with contractors and the in-house development team. Conduct regular site inspections across the portfolio; identify maintenance needs, risk/liability issues, and value-add opportunities. Ensure compliance with lease terms, insurance requirements, and local/state regulations. Maintain accurate records and workflows in Yardi. What we’re looking for 5+ years of commercial property management experience — retail preferred; office or industrial backgrounds also considered. Residential/multifamily-only backgrounds are not a fit. Prior experience managing a multi-property commercial portfolio (multi-site). Experience supervising or leading property management staff (assistant/junior PMs, coordinators). Strong financial acumen: budgeting, CAM reconciliations, financial reporting, and variance analysis. Solid understanding of commercial lease administration and tenant relations. Based in San Diego County and able to be in the UTC office 3–4 days/week with regular travel to downtown properties. Polished, personable, and comfortable in a fast-paced, entrepreneurial brokerage environment. Nice to have CPM, RPA, or CSM designation (or in progress). Experience on the brokerage/ownership side of commercial real estate. Base salary $120,000–$150,000 depending on experience. 15% annual bonus. 401(k) with company match (6–12 month vesting on the match). Company cell phone.
