Maintenance Technician Lead

This position assists the Maintenance Operations Manager or Maintenance Supervisor in daily maintenance operations at a multi‑unit residential property. Responsibilities Assist the Maintenance Operations Manager or Supervisor with daily maintenance operations. Perform and assign maintenance tasks for machinery and mechanical equipment, including heating, air conditioning, motors, pumps, belts, fans, boilers, chillers, and water heaters. Diagnose problems, disassemble units, clean, lubricate, repair, and replace parts or filters. Lead a team of maintenance technicians on daily projects to ensure efficient operation. Recover lost or damaged items and perform routine turnover duties for vacant units. Execute carpentry tasks such as installing new doors, doorjambs, moldings, hinges, door closers, locks, knobs, shelving, and counters; repair ceiling tiles and grids. Carry out painting duties including drywall or plaster repair and painting, ranging from simple to complex jobs. Perform plumbing duties such as inspecting, installing, repairing, and replacing pipes, fittings, and fixtures; unclog sinks and toilets, repair faucets, and replace washers. Conduct electrical duties including inspecting and testing lighting, wiring, and power circuits, and replacing faulty switches, lamps, and ballasts. Qualifications High School Diploma or GED. 3–4 years of experience in a commercial or multi‑unit residential property (may offset minimum educational requirement). Preferred certifications: HVAC, Electrical, or Plumbing (depending on property). Valid driver’s license may be required. Self‑motivated, team‑player, excellent communication, interpersonal, and customer service skills. Attention to detail and personal accountability. Computer and smartphone literacy.
