MEP Superintendent

Compensation: $150,000 – $180,000 base salary + performance bonus Overview NMC² is seeking an experienced, hands‑on MEP Superintendent to serve as the on‑site execution authority for a large‑scale HPC facility in Spartanburg, SC. This role will own the MEP workstream, site QA/QC program, and commissioning lifecycle while working closely with the Construction Manager, General Contractors, subcontractors, third‑party commissioning agents, OEM startup technicians, and the Director of Construction & Commissioning. This is a fully on‑site role. The successful candidate will be the primary point of contact for all MEP, quality, and commissioning activity at the Spartanburg facility, ensuring construction execution, equipment startup, testing, documentation, and system turnover meet owner standards, design intent, safety requirements, and operational readiness expectations. Key Responsibilities MEP Workstream Management Serve as the on‑site owner‑side manager for all MEP scopes, including electrical, mechanical, plumbing, fire alarm, controls, and related infrastructure systems. Work closely with the Construction Manager, MEP subcontractors, specialty trade contractors, and vendors to monitor field execution, scope progress, RFIs, submittals, and coordination issues. Review MEP installation sequencing against the construction schedule, identify conflicts early, and escalate issues before schedule impacts compound. Support the conversion and retrofit of large‑scale industrial space into a mission‑critical HPC environment, including high‑voltage power infrastructure, low‑voltage systems, cooling systems, controls, and high‑density compute floor build‑out. Coordinate with the Director of Construction & Commissioning and supply vendors to ensure site readiness aligns with equipment delivery schedules. Receive equipment packages from the program team and confirm FAT/FWT documentation, O&M manuals, vendor startup requirements, and commissioning prerequisites are complete prior to installation. Attend FAT/FWT activities as required. QA/QC Program Execution Develop and execute the on‑site QA/QC program in accordance with the standards and framework established by the Director of Construction & Commissioning. Conduct regular field inspections, quality walk‑downs, and installation reviews; document findings, issue corrective actions, and track resolution through closure. Manage QA/QC documentation, including inspection reports, non‑conformance records, quality sign‑off packages, punch lists, and system turnover documentation. Work with third‑party QA/QC personnel and consultants to ensure field inspections, reporting, and corrective actions align with owner expectations and industry standards. Ensure all work meets design specifications, quality standards, applicable codes, and project requirements. Reinforce site safety culture and support safe work execution in alignment with the Construction Manager’s safety plan. Commissioning Lifecycle Oversight Serve as the primary owner‑side point of oversight for all commissioning activities, ensuring the third‑party commissioning agent executes against the project’s design intent, contract documents, and operational requirements. Review commissioning plans, test scripts, Integrated Systems Testing procedures, and system validation documentation before execution. Ensure critical infrastructure systems, including electrical distribution, UPS, generators, cooling systems, controls, BMS/EPMS, and related infrastructure, are tested to required standards. Attend and witness key commissioning milestones, review test reports and deficiency logs, and hold the commissioning agent accountable for timely punch‑list resolution. Serve as the liaison between the commissioning agent, General Contractor, design engineers, OEM technicians, and owner’s operations team. Apply working knowledge of BMS/EPMS control systems, single‑line electrical diagrams, and mechanical schematics to evaluate findings and challenge incomplete or inconsistent results. Ensure no systems are accepted into service without proper validation, documentation, and owner sign‑off. Review and approve Critical Methods of Procedure submitted by the third‑party commissioning agent for high‑risk switching, energization, and live‑environment work. Witness and monitor first‑time energization events on behalf of the owner, ensuring execution aligns with approved commissioning schedules, safety standards, and prerequisite checks. Review switching plans, load bank plans, energization procedures, and sequencing documents for technical accuracy against design documentation. Verify personnel are properly briefed and compliant with CMOP requirements before work begins. Escalate deviations from approved procedures, safety expectations, or design intent as needed. Reporting & Coordination Provide regular on‑site status updates to the Director of Construction & Commissioning, including independent assessments of MEP contractor progress, QA/QC findings, commissioning milestones, field risks, and open issues. Represent the owner in stakeholder updates, OAC meetings, construction coordination meetings, and commissioning reviews as the on‑site authority for MEP, QA/QC, and commissioning activity. Present clear evaluations of third‑party performance, schedule adherence, documentation status, and issues requiring escalation or owner‑level decision‑making. Collaborate with Facilities and Site Operations teams to communicate construction and commissioning activities, access needs, sequencing, and risk mitigation plans. Help ensure construction and commissioning activities are executed without compromising operational continuity, safety, or long‑term maintainability. Requirements 8+ years of hands‑on MEP, QA/QC, and commissioning experience in mission‑critical environments such as data centers, HPC facilities, industrial facilities, power infrastructure, or complex infrastructure environments. Direct experience supporting or executing commissioning programs in live data center, mission‑critical, industrial, or high‑availability environments. Demonstrated experience with CMOPs, load bank coordination, Integrated Systems Testing, first‑time energization, switching procedures, and system turnover. Experience managing or overseeing FAT/FWT documentation, O&M documentation, vendor startup requirements, and on‑site equipment startup with OEM technicians. Strong working knowledge of MEP systems, high‑voltage and low‑voltage electrical systems, mechanical/cooling systems, controls, BMS/EPMS, and fire alarm systems. Experience managing third‑party commissioning agents, QA/QC consultants, contractors, and subcontractors on site. Proficiency with construction and project management tools such as Primavera P6, Procore, and BIM 360. Strong documentation, communication, field coordination, and problem‑solving skills. Ability to operate as a hands‑on, owner‑side field leader in a fast‑moving construction and commissioning environment. Preferred Qualifications OSHA 30 and NFPA 70E certifications. Higher Certificate, Associate’s degree, or Bachelor’s degree in Electrical Engineering, Construction Management, Mechanical Engineering, or a related technical field. Familiarity with NFPA, NEC, IEEE, ASHRAE, and applicable building codes.
