VP, US Logistics Asset Management, Real Estate

Essential Job Duties Vice President will work within the Asset Management Group and assist in operating and reporting on a growing regional portfolio. Act as a key partner in the operation and management of regional industrial assets. Conduct thorough market research to identify trends, competitive properties, and potential leasing opportunities. Negotiate lease terms and rental rates with potential tenants, ensuring favorable outcomes for both the company and the tenants. Oversee third‑party leasing teams, property management, vendor contracts, and vendor relationships supporting the industrial assets. Directly handle new and ongoing lease negotiations, coordinating with third‑party leasing teams, in‑house counsel, and third‑party legal teams. Assist in administration of capital expenditures within the industrial portfolio and collaborate with the VP Construction Management on oversight of third‑party construction managers, contractors, and vendors. Participate in the post‑acquisition budget process, annual budget process, and reforecasting and strategic planning for the entire regional industrial portfolio, including overseeing timelines, preparation, and completion of annual budgets, business plans, leasing and marketing plans. Assist with due diligence efforts during acquisition, including tenant interviews, tenant estoppels, underwriting assumptions (market rent, lease up timing, leasing costs, and capital improvements), and third‑party environmental and engineering reports for future acquisitions. Ensure accuracy and timeliness of management reporting on the portfolio, reviewing monthly third‑party reports and verifying that new leases are input correctly by internal property management teams, and assist in the compilation of internal asset management portfolio reports. Assist with tenant move‑in, move‑out, and make‑readies. Reporting Relationships Principal, U.S. Real Estate Logistics Asset Management. Required Knowledge, Skills, and Abilities Bachelor’s degree required. 7–10 years of direct experience in asset management preferred. Leasing experience preferred. Team‑oriented individual with strong verbal and written communication skills, comfortable working in an entrepreneurial environment. Demonstrated ability to effectively manage transactional details. Demonstrated budgeting skills, including proficiency in Yardi and Excel applications. Ability to effectively manage internal and external relationships. Domestic travel required. Compensation Base salary range: $200,000 – $225,000. Total compensation may include a discretionary performance‑based bonus.
