Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Essential Job FunctionsHandle all equipment repairs – contacting vendors, gathering bids, presenting to Regional Engineer and Regional Director of Operations for approvalComplete all warranty submittals to corporate maintenance staffComplete monthly maintenance inventory, submit supply orders to General ManagersConduct room PMs with support of maintenance personnelTrack room PMs accurately, ensure both hotels complete all rooms every quarterCoverage of daily maintenance duties when call off occurs (and/or during vacation days)Daily review of pool chemical logs and maintain and service pool and spa areas including testing and recording as stated by State and City regulationsMust have CPO certificationPoint of contact during all Regional Engineer visits, the Chief Engineer should spend the entire visit with Regional EngineerWeekly property walks with General Manager, create list of repairs needed and delegate accordinglyWeekly manager meeting participationMonitor Quore, ensure maintenance personnel is accurately using Quore (if applicable)Actively monitor guest scores and make necessary adjustments to improve maintenance scoresTrack expenses vs monthly budget to ensure they are in lineBe on-call for any and all after hours emergencies – responding promptly if neededEnsure QAs are PASS score for condition scoresOversee houseman at both hotels and train new maintenance personnelComplete any larger special projects needed by the hotelReceives written work orders or verbal instructions from supervisorCleans internal areas of buildings, including sweeping and moppingMaintains cleanliness of public areas, storage areas, and parking lotEmpties trash cans and consolidates trash for weekly pickupRepairs parking lot and sidewalks with asphalt, cold patching materials and concreteOperates snow removal equipment to maintain parking lots and sidewalksMaintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fusesMaintains all fixtures and equipment according to preventative maintenance schedule, and records such as maintenance in log book and Property Preservation CalendarReplaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper, and riding mowerAssists other departments with moving furniture and unloading and storing suppliesKeeps accurate records of key control changesAll other duties as assignedWhat We Are Looking For6 months – 1+ year of hotel maintenance experience preferredPassionate about hospitality and creating an exceptional guest experienceAbility to performs Daily Maintenance Engineer ChecklistAbility to maintain and repair buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fusesAbility to Identify and report needed repairs to the parking lot and sidewalks.All other duties as assigned.
