Position Description
Under general supervision, performs general, routine skilled/technical maintenance activities on City facilities. Maintains the operating condition of buildings, plumbing, electrical and heating systems and performs general repair and maintenance. Scope of Responsibility:
Responsible for the quality and accuracy of his/her own work and for providing guidance and work direction to other Maintenance Technician and laborers. Responsible for the care and safe operation of a variety of equipment with high monetary value. Performs work on all City buildings.
Primary Responsibilities Essential Duties and Responsibilities:
Minimum Qualifications
One year of technical training in building construction, mechanical, electrical repair trades or a related field and three or more years of previous responsible experience performing technical maintenance and repair work, including operation and maintenance of a boiler system; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above. A Boiler's License is preferred. A valid driver's license is also required. Knowledge, skills, and abilities include:
Work is performed in a variety of indoor and outdoor settings including construction sites, offices, and all City facilities. Work is generally heavy with considerable variety. Daily work involves moving, pushing and/or lifting objects weighing over 100 pounds such as containers of chemicals, furniture, and unloading trucks, moving equipment, etc.; climbing ladders, maneuvering in small spaces, and regular driving to locations within the City. Regular operation of equipment such as lifts, Bobcat, snow-thrower, and various manual and power hand tools is required. Work involves moving, pushing and/or lifting objects weighing over 100 pounds; climbing ladders, maneuvering in small spaces, and regular local driving. Working conditions include regular exposure to dirt, soot, oil, noise, and extreme weather conditions. Hazards include exposure to hazardous chemicals, moving mechanical parts, electrical work, climbing on ladders, on lifts and going on roofs. There is moderate attention to detail.
Activities include climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, digital dexterity, grasping, feeling, talking, hearing/listening, seeing/observing, repetitive motions. Heavy Work: Physical demands are normally those associated with heavy work: Exerting up to 100 pounds of force occasionally, and/or in up to of 50 pounds of force frequently, and/or up to 20 pounds of force regularly or constantly to move objects. Some requirements in this job description may exclude individuals who pose a direct threat or significant risk to the health and safety of themselves or other employees. In addition to the minimum qualifications required for the Maintenance Technicians II, when assigned to the Water Utility, a Commercial Driver's License (CDL) is required within 90 days of hire date. Knowledge, skills, and abilities include:
In addition to the physical activities and working conditions stated in the core job description, the Maintenance Attendance II - Water is also exposed to hazardous chemicals such as polymer, ammonia, lime, and soda ash. Position Description

Primary Responsibilities Essential Duties and Responsibilities:
- Performs preventative maintenance on buildings, grounds, and equipment according to schedule. Refers to specific manuals for each building.
- Performs minor and major repairs on buildings, grounds, and equipment.
- Troubleshoots and diagnoses mechanical, electrical, heating/cooling, plumbing system, and other related system malfunctions;
- Determines appropriate method of correction and performs repairs;
- Installs and wires circuits including replacing ballasts;
- Repairs and operates heating/cooling systems including boilers;
- Inspects, installs and repairs plumbing equipment and fixtures including running pipes, installing valves;
- Constructs, installs, and modifies partitions, window and door frames, tables, bleachers, chairs, etc; paints, repairs roofs, etc.
- Performs grounds keeping duties such as composting, mulching, snow removal, and trash pickup.
- Estimates time, parts, tools, and equipment needed for repairs, completes necessary forms to obtain items.
- Notifies and discusses with supervisor any high cost/time repairs and projects;
- Reviews existing material/supply inventory (e.g., tools, chemicals) on a regular basis and identifies needed items;
- Makes purchases for purposes and amounts that are within the budget and within the authorized approval limits of the job;
- Works to ensure the most cost-effective alternatives are identified.
- Provides work direction and instruction to other Maintenance Technicians, temporary laborers and/or contractors.
- While performing the same or similar work as employees under the line of authority, serves as a team leader, assigning particular work to co-workers using informed and independent judgment when making these assignments and ensuring the employees know and follow department and city rules as well as sound work and safety practices;
- Provides training and work direction, ensuring the employee knows and follows department and city rules as well as sound work and safety practices in order to accomplish the job objectives and avoid injury or loss.
- While performing the same or similar work as employees under the line of authority, serves as a team leader, assigning particular work to co-workers using informed and independent judgment when making these assignments and ensuring the employees know and follow department and city rules as well as sound work and safety practices;
- Maintains various records of repair and maintenance activities according to established procedures.
- Assists in developing the work unit budget.
- Reviews past expenditures, identifies anticipated needs.
- Communicates courteously and professionally and maintains working relationships with others in carrying out job functions.
- Interacts regularly with others in the work unit, the public, vendors or across departments to exchange basic fact information as requested or as necessary to perform job duties;
- Occasionally interacts with others in the work unit, the public, vendors or across departments to exchange detailed and/or technical information where the ability to explain concepts is exercised.
- Performs all job duties in compliance with safety guidelines and with an ongoing awareness of safety practices.
- Knows and follows department and city rules as well as sound work and safety practices in order to accomplish the job objectives and avoid injury or loss;
- Wears proper protective equipment when policy requires or conditions indicate a need exists and utilizes proper body mechanics and ergonomics while performing work;
- When potentially unsafe conditions are observed makes efforts to avoid or correct them if they are controllable and draws them to the attention of the responsible supervisor or safety representative in a timely manner.
- Performs other duties and activities as assigned.

- Ability to learn new computer applications;
- Ability to participate in 24/7 on-call rotation.

Duties and Responsibilities
- Cleans out process chemical, clarifier, and thickener tanks; enters tanks to perform cleaning.
- Performs HVAC maintenance and repairs.
- Identify and troubleshoot problems with air handling units and power roof ventilators;
- Inspects HVAC system twice a year for problems and replaces components and filters.
- Offloads chemicals and receives deliveries to Water Utility utilizing crane lift, forklift, pallet jack, front end loader and, or other means.
- Assists as needed in the plant.
- Assists Equipment Technicians with various procedures such as sludge plant maintenance, replacing belts, etc.;
- Assists Instrument technicians with testing monitors and sensors.
- Assists with residuals plant operations and drives sludge truck as needed.
- Maintains Water Utility buildings and grounds.
- Responsible for maintaining general cleanliness of facilities; performs daily custodial and housekeeping duties inside and outside of Water Utility facilities.
- Assists other Maintenance Technicians s with snow removal; keeps exits, stairwells, walkways, and parking areas clean and safe. Deploys ice-melt.
- Responsible for maintaining general upkeep and appearance of grounds; such as but not limited to; mowing, pulling or spraying weeds, trimming, weed whacking, seeding, and or other general landscaping as directed.
- Monitors, maintains, and repairs sprinkler system.
- Assists Maintenance Technicians and Equipment Technicians with maintaining serviceability of buildings and ground equipment. Corrects and or reports deficiencies with equipment to supervisor.
In addition to the minimum qualifications required for the Maintenance Technicians II, when assigned to the Water Utility, a Commercial Driver's License (CDL) is required within 90 days of hire date. Knowledge, skills, and abilities include:
- Knowledge of chemicals, handling procedures, potential hazards, safety, PPE.
- Safe operation of commercial vehicle; dump (sludge) truck with air brakes.
