Community Manager

Job Title: Community Manager Location: Richmond, CA Pay Rate: $25–29/hour Contract to hire Under the general supervision of the Director of Property Management, the Community Manager is responsible for overseeing daily operations, implementing policies and procedures, and managing assigned residential properties. This role ensures properties are maintained at high standards while supporting compliance, financial performance, and operational efficiency. Responsibilities Property Operations Conduct routine inspections to ensure safety, cleanliness, and proper functioning of equipment Perform regular inspections of interior and exterior common areas Complete unit inspections and follow up with work orders and notices as needed Manage vacancy turnover timelines in alignment with operational and budget goals Review and track work orders to ensure timely completion Partner with maintenance leadership on capital planning and improvements Maintain inventory of building equipment and assets Ensure compliance with applicable safety and building regulations Recommend repairs, upgrades, and operational improvements Leasing and Resident Services Support marketing efforts in compliance with applicable regulations Manage waitlists in accordance with established policies Review applications and lease documents for accuracy and compliance Conduct applicant screenings and verify eligibility Oversee move-in and move-out processes Complete required documentation and certifications Assist with market research and reporting as needed Financial Management Collect rent and ensure accurate entry into property management systems Complete daily deposits and track financial transactions Monitor delinquency and support collections efforts Review financial reports and elevate issues as needed Prepare and submit regular financial reporting packages Maintain accurate records for leases, deposits, and rent rolls Complete required financial and operational reports on schedule Compliance and Reporting Maintain complete and accurate resident files Process certifications and recertifications in accordance with guidelines Ensure adherence to all regulatory and partner requirements Submit reporting and documentation accurately and on time Team and Community Engagement Build and maintain positive relationships with residents and team members Ensure prompt and professional response to resident concerns Coordinate maintenance requests and follow up on completion Support eviction processes in accordance with legal guidance Participate in meetings, inspections, and community activities Assist with after-hours emergencies as needed Additional Duties Perform other duties as assigned Qualifications Bachelor’s degree preferred or 3–4 years of relevant property management experience Must be knowledgeable with tax credit AND HUD Valid driver’s license and auto insurance required Proficiency in Microsoft Office or similar tools Strong customer service and relationship‑building skills Excellent written and verbal communication skills Positive, solutions‑oriented mindset Ability to work independently and collaboratively Flexible schedule, including evenings and weekends as needed Ability to successfully complete background clearance Equal Opportunity Employer/Veterans/Disabled To read our Candidate Privacy Information Statement, which explains how we will use your information, please navigate to The California Fair Chance Act Los Angeles City Fair Chance Ordinance Los Angeles County Fair Chance Ordinance for Employers San Francisco Fair Chance Ordinance Benefit offerings include medical, dental, vision, life insurance, short‑term disability, additional voluntary benefits, EAP program, commuter benefits, and 401K plan.
