Role Description

The Accounting Specialist will support the establishment and ongoing development of a global Lease and Fixed Asset Center of Excellence (COE), which provides oversight of global lease and fixed asset accounting processes.

This role will support the transition of regional accounting responsibilities, global process standardization, financial controls, and ongoing finance transformation initiatives. The Accounting Specialist may also provide coverage and support for the Manager, Lease and Fixed Asset COE as needed.

Key Responsibilities

Lease and Fixed Asset Center of Excellence

• Support the transition of regional lease and fixed asset transactional responsibilities to the global COE
• Update lease accounting schedules and process lease-related journal entries
• Support depreciation runs and fixed asset disposals
• Prepare reconciliations with the shared services center
• Assist with the creation and maintenance of standard operating procedure (SOP) manuals
• Assist with the execution of global controls transitioning to the COE
• Assist with onboarding JLL, which supports global lease abstraction activities
• Review potential accounting implications resulting from updated data points in CoStar
• Support various ad hoc tasks related to the transition and establishment of the COE
• Assist with finance transformation projects and other accounting initiatives as needed

Lease Accounting

• Partner with Legal, real estate third-party service providers, and Accounts Payable teams to ensure timely, complete, and accurate lease abstraction and maintenance of key lease data in CoStar
• Support FP&A with lease-related budget and forecast information and lease analysis as needed
• Provide technical accounting guidance and analyze the financial impact of complex lease transactions
• Communicate expected accounting impacts to FP&A and other stakeholders
• Review analyses to evaluate the accuracy of lease accounting results, including disclosure information for SEC filings
• Support the effective use of CoStar to improve lease accounting processes and efficiencies
• Stay current with CoStar product enhancements and capabilities and incorporate applicable improvements into COE processes
• Support CoStar administration, including review of quarterly discount rates provided by Treasury
• Review foreign exchange rate interfaces and user access within CoStar

Fixed Assets, Cloud System Implementation Costs, and Capitalized Salaries

• Ensure timely and accurate month-end close activities, including asset creation, placement into service, depreciation, and reconciliations
• Review accounting results and analyses for accuracy and completeness
• Collaborate with Facilities Management, Logistics Management, Real Estate Management, and IT Operations to review in-service assets for disposal or impairment indicators
• Provide reporting to global finance teams on project spend, asset rollforwards, and other financial information as needed
• Review complex contracts and determine appropriate accounting treatment for capital versus operating expenses in accordance with technical accounting guidance
• Identify stores requiring annual impairment testing or additional evaluation when impairment indicators exist
• Support administration of the capital expenditure request SharePoint site, including approval levels and authorization workflow routing

Manager, Lease and Fixed Asset COE Support

• Provide coverage for the Manager, Lease and Fixed Asset COE during periods of leave, as needed
• Partner with Legal, FP&A, Treasury, Accounts Payable, Real Estate, Facilities, IT, and other stakeholders to support lease and fixed asset accounting activities
• Review accounting analyses and results to support accurate and compliant financial reporting
• Support global accounting processes, controls, and reporting requirements
• Assist with other related finance transformation projects and initiatives

Other Responsibilities

• Provide accounting guidance and analysis for other finance transformation projects and initiatives as needed
• Support process improvement and automation opportunities across lease and fixed asset accounting
• Perform additional accounting and finance-related tasks based on business requirements

• Strong knowledge of US GAAP and SOX regulations

• Knowledge of IFRS is a plus

Requirements

• 3+ years of experience in accounting, financial reporting, lease accounting, fixed asset accounting, or a related finance function
• Experience with lease accounting and/or fixed asset accounting preferred
• Strong knowledge of US GAAP and SOX regulations
• Understanding of global accounting processes and finance operating models
• Experience working with global or cross-functional teams
• Experience with SAP S/4 preferred
• Experience with CoStar is a plus
• Experience with SAP Analytics Cloud (SAC) is a plus
• Strong proficiency in Microsoft Excel, PowerPoint, and Word
• Strong reconciliation, analytical, and problem-solving skills
• Excellent attention to detail and organizational skills
• Ability to manage multiple priorities in a fast-paced environment
• Strong written and verbal communication skills
