The Role The Maintenance Superintendent is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Superintendent works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience required. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC certification. Valid Driver’s License. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on-call and weekend work. Key Accountabilities Resident Relations & Customer Service Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently. Projects a favorable image of the community to achieve property objectives and public recognition. Ensures consistency, follow-up, and follow-through in dealing with residents on all matters. Enforces community policies delegated by the Community Manager. Assists and completes work orders from resident requests, diagnosing the source of defects and making repairs in accordance with policies, procedures, safety standards, and code requirements. Maintenance Management Coordinates, schedules, and responds to resident/management requests and work orders. Ensures all repairs and replacements serve community common areas and units, supporting cost-cutting and expense control programs. Inspects grounds, building, and community features daily to identify and correct hazardous conditions. Manages and orders maintenance supplies inventory while adhering to budget guidelines set by the Community Manager. Maintains a preventative maintenance program that extends community life and minimizes future repairs. Maintains a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. Maintains hazard communications program; teaches and promotes safe work practices. Manages unit inspections and maintains accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit make-ready status, work in progress, etc. Participates in on-call emergencies and plans for property resources, equipment, and supplies economically. Directs and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency. Develops standards for community appearance (grounds, amenities, building exteriors, unit interiors, signage, parking lots, etc.) to reflect Avanath standards. Under the direction of the Community Manager, supervises, trains, and schedules maintenance staff. Monitors daily work progress of each maintenance staff member, providing immediate assistance if needed. Provides input to the Community Manager regarding employee performance evaluations. Conducts safety meetings, maintains current MSDS sheets, and stays up to date on OSHA and other safety requirements. Adherence to Property Management Rules, Regulations, and Guidelines Practices proper safety techniques and reports mechanical or electrical malfunctions and injuries promptly to the appropriate individual(s). Complies with Avanath’s safety and risk-management policies, attends routine safety meetings, completes required training, and reports incidents accurately. Follows established policies, monitors compliance with regulatory requirements, and reports violations to appropriate individual(s). Conducts all business in accordance with company policies and Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry. Physical Demands & Working Conditions Essential staff; expected to report to work and adhere to all safety and business protocols. Frequent sitting and walking. Reading, comprehending, writing, performing calculations, and communicating verbally. May work in an elevated site and walk on uneven ground. Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.
