From the boardroom to the breakroom, our team members make a difference every day. Job Summary Realty Income is seeking a Real Estate Paralegal to join our collaborative and hard‑working Legal team. In this role, you’ll partner closely with our real estate attorneys to support a wide range of legal matters, working alongside other paralegals, legal assistants, and external partners. You’ll play an important role in keeping transactions and legal processes moving smoothly, while also providing guidance and mentorship to paralegals and legal assistants as assigned. This position offers the opportunity to contribute meaningfully to complex real estate work while helping foster a supportive, high‑performing team environment. Portfolio Acquisition Matters What You Will Be Working On: Work with and under the supervision of the attorneys in leading and closing Acquisition and Development transactions: Train and supervise the paralegals and paralegal assistants (as assigned); coordinate workflow between and amongst the paralegals and paralegal assistants. Due Diligence and Transaction Documents: Organize and manage Acquisition property and diligence files. Coordinate engagement of third-party service providers. Review and prepare summaries of third-party reports (e.g. Environmental Reports, Zoning Reports, Property Condition Surveys, Geotechnical Reports, Appraisals, etc.). Coordinate, instruct, and review diligence items with outside law firms as needed. Assist with the preparation of initial document drafts: Purchase and lease documents. Other acquisition documents, including development documents. Document exhibits. Document amendments and easements, etc. Closing documents. Title and Survey: Order/obtain title insurance commitments. Coordinate review and mark-up of title commitments and proformas. Review comments on the title exception documents. Coordinate title objections and resolutions of the same with attorneys and the Title Company. Coordinate and negotiate endorsements. Coordinate survey review and corrections. Closing Tasks: Preliminarily draft and/or review closing documents, including supplemental escrow instructions, settlement statements, deeds, affidavits, etc. Assemble closing documents. Coordinate with Title Company and seller's attorney. Post-Closing Tasks: Review files and coordinate entry and approval of property-related information into Source2Book. Confirm all Legal Assistant post-closing tasks have been completed and help with these tasks as needed. Development Projects: Organize and manage the handoff of development files to the Project Manager for management and the drawing process. Coordinate the update of the project with the Project Manager on the development process and progress to update the rent accordingly. Assist with closing development files, coordinating with the Project Manager to confirm receipt of all final documents needed to complete final funding and revisions to SharePoint and/or Yardi. Audit, Document Retention, and SharePoint: Coordinate the pulling of files and documents as needed for auditing. Assist attorneys and Legal Coordinator with corporate records retention as needed. Assist attorneys with ongoing document retention, including uploading to SharePoint of new and ongoing matters. Gather appropriate information as needed for the Quarterly Audit Review. Serve as a notary public (pursuant to California regulations for appointments). Portfolio Management-Related Matters Work with and under the supervision of the attorneys in handling a variety of Portfolio Management matters Document review, preparation of initial drafts (and re-drafts), analysis and documentation. Review, process, and work with Leasing and Disposition Directors, Manager of Easements and Condemnations, and/or Property Managers, tenants, and other parties on: Condemnations and Easements Rights of way, rights of entry, and similar agreements affecting title and access to properties; Notices received from government entities regarding zoning matters, public improvements, and similar concerns; Property Management contracts Disposition transactions, including assisting buyers with due diligence and title, closing, and post-closing tasks; Tenant bankruptcies; Reviewing and interpreting REA issues and other similar title documents. Qualifications Successful candidates are expected to have: Advanced technical and legal research skills, with strong proficiency in Outlook, Word, Excel, and Copilot Highly organized, reliable, and able to manage shifting priorities while delivering accurate, timely work Strong analytical thinking and legal drafting capabilities across basic to advanced documents Effective communicator and collaborative professional, able to work independently, lead support staff, and operate with minimal supervision while taking initiative. Approximately 6+ years of relevant and on-point legal experience; Combination of education, training, experience, skills and other characteristics that would provide the requisite knowledge and abilities in support of the essential job functions; A paralegal certificate from an ABA approved school (or otherwise meet the requirements of AB1761 or state equivalent). This hybrid position is based in our San Diego (Del Mar area) headquarters. Monday through Thursday is in-office for collaboration, with the opportunity to work remotely on Friday. For candidates outside San Diego and surrounding counties remote working options may be available. Paralegal II: The hourly pay range for this role is $37.68 - $45.14 - $54.27. Paralegal III: The hourly pay range for this role is $42.41 - $49.52 - $59.80. Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
