Operation Specialist

The Operation Specialist supports the overall direction, coordination, and evaluation of custodial, maintenance, grounds, and district operations functions. The Operation Specialist assists with the organization and completion of work assignments across district facilities and provides support in specialized operational areas, including maintenance repairs, roof repairs, floor care, equipment repair, snow removal, compliance preparation, inspections, flooring work, HVAC troubleshooting, and grounds operations.

Minimum high school diploma or equivalent. Experience in custodial, maintenance, buildings and grounds, or school operations required. Experience as a lead in a maintenance or buildings and grounds environment preferred. Experience working in a multi-building environment preferred. In possession of a valid black seal boiler operator's license or higher. Required criminal history background check. Valid New Jersey driver's license is required.

Knowledge of roof repairs, floor care upkeep, custodial equipment repair, grounds equipment repair, snow removal operations, flooring removal and installation, HVAC troubleshooting, and grounds responsibilities preferred. Experience working with a fire marshal, state compliance officials (for example, QSAC and facilities checklists), and developing pre-inspection and post-inspection plans preferred.

Essential duties and responsibilities include:

• Assist with district operations, custodial, maintenance, and grounds functions across assigned buildings and district facilities.
• Organize, maintain, and participate in the daily schedule of work assignments for custodial, maintenance, and grounds staff.
• Provide guidance to staff regarding personnel needs, material needs, facility needs, tools, equipment, and work assignments.
• Assist with the review and preparation of evening activities, weekend activities, special setups, and building functions.
• Schedule, assign, and participate in maintenance, custodial, and grounds work as directed.
• Review building safety items and assist in ensuring staff knowledge of safety-related rules, procedures, and regulations.
• Assist in ensuring assigned employees are aware of and comply with applicable government, district, and departmental policies, procedures, and regulations.
• Respond promptly to building alarms, emergencies, urgent maintenance needs, weather events, and operational issues.
• Perform and/or assist with roof repairs, including identifying, troubleshooting, and addressing roof-related maintenance concerns.
• Perform and/or assist with floor care upkeep, including stripping, waxing, burnishing, shampooing, and maintaining district flooring.
• Perform and/or assist with the removal and installation of flooring, including VCT, ceramic tile, carpet, and related materials.
• Repair and maintain custodial equipment, including shampooers, burnishers, and related cleaning equipment.
• Repair and maintain grounds equipment, including lawn mowers, weed whackers, and related grounds tools and equipment.
• Assist with grounds responsibilities, including fields, equipment, staffing, and seasonal grounds needs.
• Take the lead on snow removal operations in a multi-building environment, including preparation, staffing, equipment uses, shoveling, ice removal, and follow-up.
• Troubleshoot HVAC equipment and assist with identifying, reporting, and resolving HVAC-related concerns.
• Work with the fire marshal and assist in developing pre-inspection and post-inspection plans to support compliance.
• Work with state compliance officials during inspections and assist in developing and implementing pre-inspection and post-inspection plans.
• Read and interpret safety rules, operating and maintenance instructions, procedure manuals, work orders, inspection reports, and compliance-related documents.
• Prepare routine reports and correspondence as needed.
• Communicate effectively with supervisors, administrators, employees, vendors, inspectors, and other district personnel.
• Use technology applications, including Microsoft Word, Excel, School Dude or comparable work-order programs, and other district systems.
• Perform other duties within the scope of the position as assigned by the director of buildings and grounds or designee.

Ability to be proficient in computer applications pertinent to support the position, including but not limited to Microsoft Office, Microsoft Excel, Google Suite, and Genesis Employee Portal.

Performance of this position will be evaluated annually in accordance with the New Jersey Administrative Code and Board of Education policy.

Physical demands include frequently bending, sitting, moving about, hearing, speaking, and writing. Ability to work using ladders, scaffolding, mechanical lifts, and district vehicles. Ability to spend most of the work-day standing, lifting, walking, shoveling, and scraping. Ability to lift up to 60 pounds and move heavier materials using appropriate equipment.

Noise level may be high when operating power equipment. During these conditions, appropriate district provided personal protective equipment such as hearing protection must be worn and used in accordance with manufacturer's directions and district training. Employees may be required to work in restricted spaces to include crawling and/or climbing as working at heights. Required to stand, be on feet, and move around for a full work shift.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Employee is required to properly use such safety equipment as is appropriate to the work to prevent injury to self or others.

Ability to communicate effectively in person, by radio, electronically, and over the phone. Ability to use computer equipment to complete reports, generate service orders, maintain inventories, etc.

While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals. Ability to work in extreme weather conditions, while wearing appropriate personal protective equipment (PPE). Shoveling snow, chipping ice and operating mechanical equipment in these conditions. It may be expected that the individual could be exposed to blood or other potentially infectious materials or illnesses during the course of their duties.

12 month contract. Salary and benefits as determined by the Board of Education and any applicable and collective negotiations agreement.
