Maintenance TechnicianReports to: Community ManagerParticipation in an after-hours emergency on-call rotation is requiredPosition SummaryThe Maintenance Technician supports the maintenance operations of a multi-family apartment community by performing repairs, preventive maintenance, unit turns, and grounds upkeep. This role works closely with the Community Manager and Maintenance Supervisor to ensure the property is well-maintained, safe, and rent-ready, while providing prompt and professional service to residents.Core ResponsibilitiesParticipate in all property maintenance projects and daily service needsRespond to and assist with after-hours emergency maintenance and coordinate with third-party vendors as neededComplete service requests and work orders in a timely and professional mannerAssist with apartment unit turns to ensure vacated units are rent-ready efficiently and cost-effectivelyPerform general maintenance tasks, including basic plumbing, electrical, drywall, painting, carpentry, and appliance repairAssist with preventive maintenance programs and periodic inspectionsMaintain accurate records for work orders, preventive maintenance, unit turns, and inspectionsInspect apartment interiors, building exteriors, and common areas, performing repairs and janitorial tasks as neededClean and maintain community grounds daily, including stairwells and common areasIdentify and understand locations of utility meters, shut-offs, fixture shut-offs, and sewer cleanoutsAssist with inventory control and proper use of maintenance materials and suppliesEnsure maintenance shops, storage rooms, and work areas are clean, secure, and well-litMaintain familiarity with approved vendors, services, and suppliesShare coverage of the property emergency/on-call phoneMaintain a clean, professional appearance and courteous demeanor at all timesComply with company policies, safety procedures, and fair housing requirementsPerform additional duties as assigned by the Community Manager, Maintenance Supervisor, or Portfolio ManagerAll responsibilities are performed under the direction and approval of the assigned Portfolio Manager, and duties may be adjusted based on operational needs.Minimum Qualifications & RequirementsDemonstrated general maintenance and repair skillsPrior experience in apartment or residential maintenance preferredAbility to work independently and as part of a teamStrong time management and organizational skillsBasic computer or mobile app skills for work order trackingPossession of basic tools of the tradeReliable transportation, valid Washington State driver’s license, and active auto insuranceAbility to participate in an on-call rotation for emergency maintenanceCandidates who do not meet every qualification but possess relevant experience and a strong work ethic are encouraged to apply.Physical RequirementsAbility to stand, walk, climb stairs, bend, kneel, and lift up to 50 lbs.Ability to work indoors and outdoors in varying weather conditionsAbility to perform repetitive physical tasks safely #J-18808-Ljbffr
