Front-end / pre-submission Collecting borrower documents (paystubs, W-2s, bank statements, mortgage statements) and chasing missing items Running credit, pulling AVMs, and doing initial file review before the LO structures the deal Entering applications into the LOS and making sure the 1003 is complete and accurate Sending disclosures and tracking e-sign status Pipeline management Keeping the CRM and pipeline tracker updated with file status Monitoring lock expirations, contingency dates, and condition deadlines Following up with borrowers, processors, escrow, and agents for status updates Communication Being the day-to-day point of contact for borrowers on non-sales questions ("what do you need from me next?")
