MHW Search has partnered with a rapidly growing Real Estate Investment firm in Denver in search of a Vice President of Asset Management to oversee a portfolio of industrial assets. The firm is extremely well capitalized.

Position Overview

A growing private equity real estate investment platform is seeking a Vice President of Asset Management to take a senior role in driving performance and value creation across a national portfolio of industrial and flex assets.

The firm focuses primarily on value-add and core-plus investment opportunities and operates with a lean, entrepreneurial team structure. With more than $2 billion of combined team transaction experience across 15 states and an approximately 4M SF portfolio, the platform combines institutional investment discipline with a hands‑on approach to ownership and execution.

This position will have meaningful responsibility across the full investment lifecycle. The Vice President will oversee property‑level strategy and execution, leasing and capital initiatives, financial performance, and major investment decisions including refinancings, recapitalizations, and dispositions. The individual will also work closely with the acquisitions team on underwriting and due diligence for new investments.

This is a true player/coach role designed for someone who wants significant ownership and direct exposure to senior leadership. The successful candidate should be equally comfortable making a portfolio‑level hold/sell recommendation, underwriting a refinance, negotiating a major lease, evaluating a capital project, improving internal processes, and getting into the details of a challenging asset‑level issue.

The scope of the position and leadership responsibilities can expand meaningfully over time based on demonstrated judgment, performance, and the continued growth of the platform.

• Develop and execute comprehensive asset‑level business plans focused on maximizing risk‑adjusted returns and achieving investment objectives.
• Drive value creation through leasing, capital improvements, repositioning, operational initiatives, and other property‑level strategies.
• Oversee budgets, forecasts, valuations, financial models, return analyses, and ongoing performance relative to original underwriting.
• Establish leasing strategies alongside third‑party brokerage teams, evaluate and negotiate significant lease proposals, and ensure leasing decisions support each asset's broader investment strategy.
• Identify risks, opportunities, and deviations from business plans early and develop clear recommendations for senior leadership.
• Maintain accountability across property managers, brokers, construction teams, consultants, and other third‑party operating partners.
• Serve as a senior point of contact for external partners on matters related to asset strategy, execution, and performance.
• Regularly evaluate portfolio performance and identify opportunities to improve returns, reduce risk, and accelerate execution.
• Evaluate portfolio investments and develop recommendations regarding hold/sell decisions, additional capital deployment, and changes to existing business plans.
• Lead and support refinancings, recapitalizations, dispositions, and other significant capital events from initial strategy through closing.
• Coordinate with lenders, investment sales brokers, legal counsel, consultants, and internal teams throughout transaction execution.
• Analyze asset performance, capital requirements, market conditions, and projected returns to determine the appropriate investment strategy.
• Participate in senior investment discussions and provide an asset management perspective on significant portfolio and capital decisions.
• Present concise, data‑driven recommendations to senior leadership regarding investment strategy, risk, and potential value‑creation opportunities.

Acquisitions & Underwriting

• Partner with the acquisitions team during underwriting and due diligence to evaluate potential investments from an asset management and operational perspective.
• Pressure‑test assumptions related to rents, leasing velocity, operating expenses, tenant improvements, capital requirements, lease‑up strategy, and exit assumptions.
• Apply lessons and operating data from the existing portfolio to strengthen underwriting assumptions and improve future investment decisions.
• Assist with evaluating property‑level risks and opportunities prior to acquisition.
• Help transition newly acquired properties from underwriting into execution by establishing post‑closing priorities, milestones, responsibilities, and asset‑level business plans.
• Ensure that the original investment thesis and underwriting assumptions are translated into measurable post‑close execution plans.

Leadership & Platform Development

• Help lead, mentor, and develop junior members of the asset management team while promoting accountability, strong investment judgment, and an ownership mentality.
• Partner closely with acquisitions, finance, construction, property management, and senior leadership to ensure investment strategy translates into execution.
• Improve asset management processes, reporting, financial tools, templates, systems, and operating procedures as the portfolio continues to scale.
• Establish best practices that create greater consistency, transparency, and accountability across the portfolio.
• Identify opportunities to improve how information is communicated and decisions are made across the investment platform.
• Maintain a hands‑on approach and willingness to work through detailed asset‑level challenges when necessary.
• Lead by example as a player/coach who combines analytical rigor, strong execution, and an entrepreneurial mindset.

Qualifications

• Typically 8-15+ years of relevant commercial real estate experience , preferably within asset management, investments, acquisitions, or a closely related function.
• Strong understanding of real estate finance, valuation, leasing, capital markets, and investment return analysis.
• Demonstrated experience developing and executing value‑creation strategies throughout the real estate investment lifecycle.
• Experience with value‑add investments strongly preferred.
• Industrial and/or flex experience preferred but not required for an otherwise exceptional investment professional.
• Experience with acquisitions, underwriting, refinancings, recapitalizations, dispositions, and other capital transactions is highly valued.
• Strong financial modeling and Excel capabilities; Argus and experience with other commercial real estate technology are beneficial.
• Ability to independently analyze complex investment and operational situations and develop clear, well‑supported recommendations.
• Strong written and verbal communication skills with the ability to interact credibly with senior leadership, lenders, investors, brokers, and operating partners.
• Highly organized, self‑directed, and capable of operating effectively within a lean, entrepreneurial environment with competing priorities.
• Demonstrated leadership capabilities and the ability to mentor and develop junior professionals.
• Bachelor's degree required; MBA, CFA, CPA, or another relevant advanced degree or professional designation is a plus.

Ideal Candidate

The successful candidate will approach asset management from an owner and investor perspective rather than simply administering a portfolio . This individual will understand both the financial and operational components of an investment and be comfortable moving between high‑level strategy and detailed execution.

The ideal candidate will consistently translate investment strategy into action, identify potential issues before they become larger problems, and recognize opportunities to create additional value throughout the ownership period.

This individual should combine quantitative analysis with practical real estate judgment and have the confidence to make clear recommendations while remaining willing to challenge assumptions when appropriate.
