Maintenance Technician

Overview Job Location: The Summit - Bellevue, WA 98004 Salary Range: $23.00 - $26.00 Hourly SUMMARY: Under the supervision of the Chief Engineer or his delegate, the Maintenance Technician (MT) will perform duties that do not require the full proficiencies of a Building Engineer. The MT supports the implementation and documentation of all required safety programs as well as engineering standards, operational procedures, and industry guidelines. This position will involve the use of more complex tools and systems. The MT will be tasked with utilizing detailed documentation and communication. The MT will be accountable for adherence to all codes, rules, and regulations including but is not limited to Federal, State, local, and site-specific standards, policies, and protocols. It is expected the MT will utilize the Promote from Within Program to have all line items, except for training courses, up to the MT position signed off within one year. Responsibilities Coordinate the procurement of and maintain inventories of necessary parts, supplies, and equipment from approved vendors. This may include looking up, placing orders, and tracking invoices with the use of the purchase order system. Provide the highest-level quality of service and professionalism to tenants, staff, and visitors at all times. Effectively utilize communications tools (email, messaging, two-way radio, written and verbal) with the Chief Engineer, management, and other team members including vendors. Maintenance and housekeeping of all mechanical, electrical, and work areas, including surface cleaning equipment and facility structures. Foster an attitude that promotes safety, energy conservation, and continuous improvement of engineering functions. Track metered utility consumption as required. Make all appropriate daily entries and record pertinent data in building logbooks. This may include periodic replacement of AHU consumables (filters, belts, pan tablets) as well as coil and sump cleaning. Perform administrative duties in accordance with departmental policies and procedures, including basic log out / tag out functions with supervision. Comply with all applicable codes, policies, and procedures. Utilize safety manuals to identify the correct ladder or man lift for the job and use it correctly. Perform inspections on safety equipment (eye wash, emergency showers, first aid kits) and perform miscellaneous tasks as assigned by supervisor or delegate. Maintain regular workplace attendance and perform daily inspections, safety checks, and routine basic maintenance duties. Technical Qualifications Basic plumbing: installation, adjustment, and repair of restroom plumbing equipment (faucets, flushometers), drain and trap repairs, piping cutting and soldering, and use of compression fittings. Adherence to facility safety programs including LOTO and environmental safety rules and regulations (Asbestos, Mold, HAZMAT awareness, SDS comprehension). Procuring and maintaining a Washington State L&I 07 electrical training card with the intent to accumulate hours to pass the 07 test and become a licensed journeyman 07 electrician. Work toward EPA Universal Refrigerant License. OSHA/ACM awareness training requirements. Knowledge of energy conservation strategies (lighting controls, demand utility usage, HVAC scheduling). Ability to trace power distribution, condenser water, hydronic loops, and sprinkler systems; inventory and organize As-Built and TI drawings; identify/explain items for architectural and MEP drawings; inspect battery backup lighting; replace lighting components. Skills & Abilities Excellent organizational and communication skills. Strong computer proficiency (Word, Excel, PowerPoint, email); experience with Building Engines and property BAS/EMS systems. Customer service oriented; ability to function as a responsible, objective team member. Minimum Qualifications Certification meeting OSHA/ACM awareness training requirements. Washington State L&I 07 electrical training card (intent to accumulate hours to become licensed journeyman 07 electrician). EPA Universal Refrigerant License. City of Seattle Grade IV Boiler Fireman License and City of Seattle Refrigeration License. Working knowledge of energy conservation strategies, including lighting controls and HVAC scheduling.
