Areas of Responsibility and Job Requirements Oversees the maintenance department, ensuring the maintenance of the property is being maintained and closely monitored. The Director of Maintenance would be responsible for monitoring completion of maintenance work orders and surveying building systems and equipment as well as identifying and diagnosing system inefficiencies and implementing preventative maintenance procedures and expenses savings initiatives. He/she will have technical guidance, expertise and assist the maintenance team when diagnosing, remedying and standardizing technical procedures. The Director of Maintenance serves as an extension of Property Management. to:Track property maintenance performance evaluating trends and identifying controlled weakne ssesPeriodically inspection staff work performance assessing effectiveness and quality of workDevelop standards and standard operating procedures for cleaning, maintenance and inspect ionsResponsible for performing routine quality control site assessments, inspection of property mechanical systems and building systems and equip mentDevelopment and implementation of Preventive Maintenance and operational procedures on such equipment as Microgrids, Cogeneration and other Geothermal sys temsFamiliarity and understanding of complex building systems (e.g., Cooling Towers, Generators, Chillers, absorption equipment, split system condenser units, steam & condensing Boilers (LARS, Clever Brooke & Federal Boilers, Lockinvar) where neces saryOversee the performance and distribution of maintenance work orders and completion percent agesAssist building staff with understanding equipment systems on such training sessions as Boiler, DHW / Condenser pumps, Cooling Towers, Cogen, Microgrid sys temsSubject matter expertise in HVAC/Plumbing layouts, riser diagrams and other sys temsAdvises and assist building maintenance staff with complex maintenance rep airsSupports cost-cutting and expense control initiatives by completing internal repairs, when possible, reducing the need for contracted serv icesDocument progress reports and periodically audit and track maintenance logsPerform weekly supply room inventory audit, supervising the ordering of supplies when neces saryProvides periodic maintenance staff trai ningSource maintenance supplies and equipment for building related repair proj ectsProvide 24/7 Emergency Response to Regionals/GM/PM when addressing building conc ernsReview quotes and bids with Regional/GM/PM for building improvements and system improv ementsEnsures cost effectiveness of building supplies and equipment/mach ineryProvides assistance to Regional/GM/PM for site planning (garbage/recycling plan, renovation sched ule)Work costly with Regional/Property management teams addressing building related equipment & system challe ngesAttend regular meetings with Property Management to discuss plans and address property conc ernsMust have full knowledge of city, state and federal regulations pertaining to building managem ents:Bachelor’s degree preferred or Trade School Certificate or a combination of work experience, education and professional designa tionsCertificate of Fitness Certifications (Boiler, Standpipe & Sprink Minimum Years of Experience Requirements uired:10+ years of experience as a Maintenance Manager, Superintendent or Project M anager5+ years’ experience managing union/non-union maintenance emp Additional Knowledge, Skills and Abilities lities:Proficient in Microsoft Word and Excel is r equiredProficient in Yardi, Avid, Site Compli, HappyCoorganizational skills with attention to detailsEffective oral and written communication skillsAbility to follow OSHA guidelines and use safety practices at al l timesVast technical and mechanical systems kn owledgeExcellent leadership, ability to train direct reportsStrategic thinking, honesty, and ethics in business d ealingsKnowledge maintaining and understanding complex BMS (Building Management S ystems)Knowledge in Construction, Apartment Renovations, Equipment Replacements pr eferredAbility to manage multiple deadlines and projects; prioritizes and plans work act ivitiesPrior construction or preservation experience a plusWorking knowledge of local, city, and state agency process and pro Procedures / Competencies / Essential Job Functions The position may require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently, and/or negligible amount of force to lift, carry, push, pull or otherwise move objects, including the human body.
