Job Summary

Roth Real Estate Group is a full-service commercial real estate firm based in Columbus, Ohio. We provide commercial property management, brokerage, construction and development services for retail, office, industrial and land properties throughout Ohio and beyond.

We are seeking an experienced Commercial Property Manager to oversee the daily operations of a commercial portfolio comprised primarily of retail and office properties. This position is responsible for maintaining strong tenant relationships, coordinating property maintenance, managing vendors, supporting financial performance and ensuring each property is operated professionally and efficiently.

The ideal candidate has direct experience managing commercial properties, primarily retail shopping centers and office buildings, and understands the operational, administrative and financial responsibilities associated with multi-tenant commercial properties.

Primary Responsibilities

• Oversee the daily operation and management of a commercial portfolio comprised primarily of retail and office properties.
• Serve as the primary point of contact for commercial tenants, property owners, vendors and service providers.
• Respond to tenant questions, maintenance requests and property-related concerns professionally and promptly.
• Review and administer commercial lease requirements, including tenant responsibilities, maintenance obligations, insurance requirements and important lease dates.
• Conduct routine property inspections and document maintenance, safety, appearance, signage and operational concerns.
• Coordinate repairs, preventive maintenance, capital improvements and emergency service needs with approved vendors.
• Solicit and review vendor proposals, coordinate service schedules and monitor vendor performance.
• Maintain accurate property records, lease documents, certificates of insurance, vendor agreements, inspection reports and service documentation.
• Track work orders and confirm that repairs and tenant requests are completed properly and promptly.
• Assist with annual property budgets, operating-expense tracking, invoice review and financial reporting.
• Monitor rent collections, tenant balances and other property-related receivables.
• Support common area maintenance reconciliations, operating-expense recoveries and annual tenant billings.
• Review property invoices for accuracy and proper allocation before approval.
• Communicate regularly with property ownership regarding property conditions, tenant matters, financial performance and recommended improvements.
• Coordinate with RREG's brokerage, accounting, construction and maintenance teams as needed.
• Maintain properties according to RREG's standards for safety, appearance, tenant satisfaction and operational performance.

Qualifications and Experience

• Commercial property management experience is required.
• Experience managing retail and office properties is strongly preferred.
• Experience managing multi-tenant commercial properties and communicating with commercial tenants.
• Working knowledge of commercial leases, tenant obligations, property operating expenses and common area maintenance charges.
• Experience coordinating building maintenance, repairs, inspections and vendor services.
• Experience with property budgeting, invoice review, expense tracking, rent collection and financial reporting.
• Proficiency with property management software especially Yardi Breeze and Microsoft Office, particularly Outlook, Word and Excel.
• Strong written and verbal communication skills.
• Excellent organizational skills and attention to detail.
• Ability to manage multiple properties, deadlines, tenant requests and vendor projects simultaneously.
• Ability to resolve issues professionally while maintaining positive relationships with tenants, owners and vendors.
• Ability to work independently while collaborating effectively with the RREG team.
• Reliable transportation and the ability to travel to properties throughout Central Ohio as needed.

Preferred Qualifications

• At least two years of commercial property management experience, primarily involving retail or office properties.
• Experience managing multi-tenant shopping centers or office buildings.
• Experience with Yardi or a comparable commercial property management platform.
• Experience preparing or reviewing common area maintenance reconciliations.
• Experience interpreting commercial lease provisions and preparing lease abstracts.
• Experience managing vendor contracts and certificates of insurance.
• CPM, RPA, FMA or another relevant commercial property management credential is beneficial but not required.

Compensation and Benefits

• Compensation ranges from $26.02 to $31.33 per hour, depending on experience and qualifications.
• Full-time employment.

Work Location

This is an in-person position based in downtown Columbus. The Commercial Property Manager will also visit properties throughout Central Ohio as required.
