Position Summary
We are seeking an experienced and highly organized Tenant Improvement (TI) Project Manager to lead the successful delivery of commercial interior construction projects throughout the San Francisco Bay Area.
The TI Project Manager will be responsible for managing projects from preconstruction through closeout, including project planning, budgeting, scheduling, subcontractor coordination, procurement, client communication, contract administration, quality control, and overall project execution.

Key Responsibilities
Project Management
- Manage commercial tenant improvement projects from preconstruction through final completion and closeout.
- Develop and maintain detailed project schedules and ensure project milestones are achieved.
- Establish project objectives, priorities, deliverables, and execution strategies.
- Coordinate project activities among owners, tenants, architects, engineers, consultants, subcontractors, vendors, and internal teams.
- Monitor project progress and proactively identify potential delays, conflicts, and risks.
- Lead regular project meetings and distribute meeting minutes and action items.
- Maintain accurate project records and ensure timely completion of required documentation.
- Manage multiple projects simultaneously while maintaining strong attention to detail.
Preconstruction
- Review drawings, specifications, scopes of work, and contract documents.
- Participate in constructability reviews and identify potential scope gaps or conflicts.
- Assist with estimating, budgeting, value engineering, and project buyout.
- Develop project schedules and procurement plans.
- Coordinate subcontractor bidding and selection.
- Review subcontractor proposals, scopes, exclusions, and qualifications.
- Establish project budgets and cost-control procedures prior to construction.
Construction Administration
- Provide overall management and coordination of project construction activities.
- Coordinate subcontractors, vendors, consultants, and field personnel.
- Monitor workmanship, schedule performance, material procurement, and project quality.
- Manage RFIs, submittals, ASIs, bulletins, change orders, and other project documentation.
- Review and process subcontractor payment applications and invoices.
- Track project costs, commitments, forecasts, and potential exposures.
- Identify and resolve construction issues in a timely and professional manner.
- Coordinate inspections, testing, commissioning, and required approvals.
- Work closely with the Superintendent to ensure efficient field operations.
Budget & Cost Control
- Establish and maintain project budgets and cost reports.
- Monitor committed costs, actual costs, forecast-to-complete, and projected final costs.
- Review subcontractor and vendor invoices for accuracy and scope compliance.
- Prepare, negotiate, and track change orders.
- Maintain accurate documentation for owner changes, delays, and potential claims.
- Communicate financial risks and opportunities to company leadership.
- Protect project profitability while maintaining strong client relationships.
Client & Stakeholder Management
- Serve as the primary point of contact for project-related communication.
- Establish and maintain strong relationships with owners, tenants, brokers, architects, and consultants.
- Provide regular project updates regarding schedule, budget, progress, and outstanding issues.
- Manage client expectations and resolve concerns professionally.
- Lead owner/architect/contractor meetings as required.
- Maintain a high level of customer service throughout the project lifecycle.
Project Closeout
- Manage punch list development and completion.
- Coordinate inspections, testing, commissioning, and final approvals.
- Ensure all closeout documentation is complete and properly organized.
- Coordinate delivery of as-builts, warranties, O&M manuals, certificates, and other required documents.
- Manage final subcontractor payments and project financial closeout.
- Conduct post-project reviews and document lessons learned.
Qualifications
Required
- Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field preferred; equivalent construction experience will be considered.
- 5+ years of commercial construction project management experience , preferably with a focus on Tenant Improvement projects.
- Proven experience managing projects from preconstruction through closeout.
- Strong understanding of commercial construction processes, contracts, scheduling, and cost management.
- Experience coordinating subcontractors, consultants, architects, engineers, and owners.
- Strong knowledge of construction documents, drawings, specifications, RFIs, submittals, and change orders.
- Excellent written and verbal communication skills.
- Strong negotiation, organization, and problem-solving abilities.
- Proficiency with Microsoft Office, particularly Excel, Word, and Outlook.
- Ability to manage multiple projects and competing priorities in a fast-paced environment.
- Willingness to travel between Bay Area project sites as required.
Preferred
- Experience with Class A office, life sciences, healthcare, retail, hospitality, or high-end commercial TI projects.
- Experience managing projects in occupied buildings and active commercial environments.
- Proficiency with Procore, Bluebeam, Autodesk Construction Cloud, PlanGrid, Primavera P6, or Microsoft Project
- Knowledge of California building codes and commercial construction requirements.
- Familiarity with Bay Area permitting, inspections, and jurisdictional requirements.
- OSHA 30 certification.
- LEED accreditation or other relevant construction/project management certifications.
- Experience with negotiated, design-build, GMP, or lump-sum contracts.
