Loan ConsultantAs a Loan Consultant your primary responsibility is performing production functions related to meeting the financing needs of our customers through consideration of all available product options within prescribed performance standards. You are responsible for the overall customer interaction and interface with all parties involved on each individual loan that is originated from application to closing including, but not limited to: counseling and prequalifying potential home buyers, taking complete and accurate applications, obtaining all necessary support documents along with the appropriate fees and lock-in information and overseeing the loan status to all interested parties.What You'll DoAssist customers in the selection of loan product and securing loan approvalCollaborate with builder partner to facilitate sales via mortgage financingAssess and evaluate potential customers for pre-qualification to purchase a Taylor Morrison homeOriginate loans to company policies, procedures, and must have strong, comprehensive understanding of HUD/FNMA/FHLMC/VA guidelinesFull understanding and ability to discuss Federal and State disclosures with borrowerReview files for compliance and qualityMust be flexible with accessibilityPrepare and distributes all Federal and State disclosures for product selectedRespond to all customer inquiries to ensure exceptional customer serviceMaintain strong business relationships with division employeesAttend builder backlog meetings and provide loan status informationMust keep up with continuing educationPerform other duties as assignedSound Like You?You might be just who we're looking for if you have…2+ years of mortgage lending experience in current lending environment or successful completion of an internal training programHome building experience strongly preferredWill require a current Residential Mortgage Loan Originator state licenseHigh School Diploma or equivalentApplicants must have knowledge of FNMA/FHLMC and FHA/VA/USDA guidelinesNeed to manage sizable pipeline to meet to builder needsOral and written communication skills with the ability to multi-task, meet deadlines and conduct business in a professional manner requiredApplicants would be expected to meet plan goals while managing backlog of high volumeProficient in using communication tools such as phone and computer, including Microsoft SuiteAbility to manage key timeframes and strict deadlinesDeliver outstanding customer service through clear verbal and written communication, collaborating effectively with both internal and external customersFLSA Status: Non-ExemptThis position is considered a non-exempt position for purposes of wage-hour law, which means that you will be required to keep a time record and will be eligible for overtime pay.Essential Functions:Report to Division/Corporate Office/Community regularly and adhere to scheduleAbility to access, input, and retrieve information from a computer and/or electronic deviceAbility to interact with customers, co-workers and management face to face, by phone or electronicallyAbility to sit or stand for long periods of time and move around work environment as neededAbility to operate a motor vehicle if applicableComply with company policies and procedureAbility to work overtime during busy seasons and fiscal year endsPhysical Demands:Must be able to able to remain in a stationary position up to 90% of the timeThe ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds*Taylor Morrison experience and/or successful completion of training program may override required education and/or experience requirement.Job descriptions are not intended as, nor should be construed to be, exhaustive lists of all responsibilities, skills, efforts, or working conditions associated with a job.
