Job Details Level: Experienced Job Location: The Davenport - Sacramento, CA 95831 Position Type: Full Time Education Level: None Salary Range: $27.00 - $27.00 Hourly Travel Percentage: Negligible Job Category: Property Management Summary of Position The Maintenance Supervisor oversees maintenance operations at a specific portfolio or property. This role is responsible for training and supervising Maintenance Technicians. Essential Job Functions Utilize experience in mechanical and electrical maintenance and construction for multi‑family and commercial properties. Plumbing maintenance and troubleshooting, including copper pipe work. Electrical wiring, outlet and switch maintenance, and lighting fixture installation. Drywall and texturing installation and repair. Heating and venting troubleshooting and repair, including unit zone valves, transformers and thermostats; hot water and steam boiler troubleshooting and maintenance. Appliance installation, repair and troubleshooting. Troubleshooting and identification of issues with aquatherm and boiler systems. Forecast maintenance obstacles and challenges. Implement scheduled preventative maintenance (weekly, monthly, quarterly and annually). Ensure the managed site is current on all required inspections such as annual fire inspections, backflow testing, elevator conveyance licensing, pool business license renewal, etc. Maintain accurate maintenance logs for pool, elevator inspections, light checks, snow removal, etc. Assist at other Haven properties as needed. Work order processing and coordination with Community Manager and staff for efficient, timely, and cost‑effective completion of maintenance work orders and apartment unit turns. Plan materials and complete maintenance unit turns targeting one‑visit completion. Coordinate maintenance staff or vendors to ensure resident maintenance requests are completed within 24 hours or arrange suitable options with residents. Ensure vacant apartments are “made ready” within 7 days of vacancy and coordinate with approved cleaning and painting contractors. Adhere to the property budget for repairs and maintenance expenses and address any overages with the Property Manager. Communicate with residents about repair or maintenance delays. Perform pre‑moveout inspections to minimize turn times and complete unit turns promptly. Update and close out work orders in the PM software with applicable notes. Provide mentoring and training to enhance employee value. Disciplinary action when required. Monitor, record, and ensure proper time reporting, quality and efficiency for work completion, and follow‑up make‑ready completion. Manage employee needs, training of certifications and overall teamwork. Qualifications Superior organization and communication skills. Deliver courteous and professional service to residents, property managers, supervisors, vendors and other service providers. Honesty in time reporting and reliability. HVAC experience is a must. Valid driver’s license may be required. Education and Experience Educational degree not required. At least one year of experience preferred. CPO and EPA certifications are a plus. Specialized training: Multi‑family property management experience is preferred.
