Preconstruction Manager

Own the details that move South Florida projects from concept to construction. Straticon is seeking a Preconstruction Manager to support assigned projects from conceptual budgeting and design-phase estimating through GMP development, subcontractor buyout, and turnover to Operations. You will report to the Director of Preconstruction and work under the day‑to‑day direction of the project lead assigned to each project. This role is designed for someone ready to own defined scopes and deliverables, develop strong subcontractor and client‑facing skills, and grow toward leading complete projects in the future.

WHAT YOU WILL OWN

Assigned scopes and deliverables from early budgeting through GMP, buyout, and turnover. Quantity takeoffs, estimate assumptions, unit pricing, allowances, alternates, qualifications, and cost comparisons. Scope sheets, bid forms, bidder lists, subcontractor outreach, and bid coverage through BuildingConnected. Bid leveling, proposal analysis, scope reviews, subcontractor interviews, negotiations, and award recommendations. Plan and specification reviews to identify scope gaps, constructability concerns, missing information, and pricing risk. Value engineering studies, design clarifications, procurement tracking, and long‑lead coordination for assigned trades. GMP backup, buyout documentation, and organized turnover information for the Operations team. Clear tracking, communication, and follow‑through on assigned schedules, action items, decisions, and unresolved issues.

HOW THE ROLE FITS OUR TEAM

Our Director of Preconstruction, Preconstruction Executive, and Senior Preconstruction Manager lead complete projects. The Preconstruction Manager is a key project‑team position that supports those leads while taking direct ownership of assigned trade packages, estimates, bidding activities, and procurement deliverables. The role provides meaningful responsibility today and a clear path toward broader project leadership as experience and capabilities grow.

WHAT WE ARE LOOKING FOR

Approximately 3‑5 years of commercial general contracting experience in preconstruction, estimating, project management, or a related role. Experience with multifamily construction or other complex commercial projects; South Florida market experience is preferred. Assistant Project Managers or Project Engineers with strong estimating, document‑review, procurement, and subcontractor coordination experience are encouraged to apply. Working knowledge of several major building systems or trade scopes, with the desire to develop broader expertise across the entire project. Experience performing quantity takeoffs, preparing estimates, reviewing construction documents, and analyzing subcontractor proposals. Strong communication, organization, critical thinking, time management, and attention to detail. Proficiency with Excel and Bluebeam; experience with BuildingConnected or a comparable subcontractor bidding platform is preferred. A collaborative, accountable, and proactive approach with the ability to take ownership and follow assignments through completion.
