Job Description Summary This role manages the day‑to‑day operations of an assigned property, overseeing staff, activities, and resources to achieve established financial and operational goals while ensuring compliance with company policies and applicable housing laws. Job Responsibilities Provide input into the development of the property budget by analyzing financial statements, marketing data, and operational reports to forecast performance patterns. Set rent rates, ensure timely collection and posting of rents and fees, make bank deposits, and prepare and review monthly financial status reports. Approve invoices from vendors, contractors, and service providers by reconciling work performed, verifying certificates of insurance, coding charges to the correct chart of accounts, and coordinating communication between vendors, accounting, and the owner. Control expenditures to stay within the approved budget and manage the petty‑cash fund. Oversee the lease enforcement process: approve applicant applications, discounts, and renewal leases; conduct periodic apartment inspections; follow notice requirements; evict residents; and collect late and other lease‑based charges. Gather, analyze, and interpret market and economic trends to implement short‑ and long‑range marketing and leasing strategies that meet occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests promptly and taking appropriate action to resolve service issues. Ensure the maintenance team meets company standards for responding to and completing resident service requests. Conduct regular property inspections to maintain safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Supervise property staff, performing hiring, orientation, training, and performance management in line with company policies and values. Assist in client/owner relationship management by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Complete accounting, financial, administrative, and other required reports and perform additional duties as assigned. For California locations: manage the lease process through the California Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or a related field. 4‑6 years of relevant experience demonstrating property‑management, sales, marketing, and customer‑service skills sufficient to manage the day‑to‑day operation of an apartment community, resolve customer complaints, maintain financial records, increase sales revenues, and coordinate team work. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict‑resolution, and customer‑service abilities. Detail‑oriented, self‑motivated, capable of working independently, as a leader, and as a collaborative team member. Specialized Skills Hold all licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property and ensure all on‑site staff with golf‑cart access have a valid license. Proficiency in internet use, word processing, spreadsheets, and database management for completing reports and employment documents. Strong proficiency in property‑management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including maintenance specialists. Travel / Physical Demands Work primarily in an office environment with frequent exposure to outdoor conditions such as temperature, weather, odors, and any hazardous landscape. Must be able to physically access all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for bank deposits, training classes, outreach events, or other job‑related activities. Compensation Base salary range: $80,000 – $85,000. Corporate employees may qualify for a quarterly or annual bonus program based on individual and company performance. On‑site property employees may qualify for weekly, monthly, and/or quarterly bonus programs. Benefits Competitive medical, dental, vision, disability, and life‑insurance benefits.
