Director of Land Development

Director of Land DevelopmentPosition Overview Lead and grow the land development practice with responsibility for delivering high-quality civil engineering services for industrial logistics, multi-family and commercial site projects. The Director of Land Development will provide technical leadership, manage complex entitlement and permitting processes, drive business development, and ensure projects are executed on schedule and within budget while maintaining regulatory compliance and design excellence.Key ResponsibilitiesProvide strategic leadership and direction for the land development practice, setting technical standards, business goals, and growth plans.Oversee project delivery for industrial logistics facilities, commercial and multi-family site developments from concept through construction, ensuring quality, schedule and budget adherence.Serve as the primary technical lead and approver for civil engineering design, grading and drainage, subdivision design, site planning and entitlement strategies.Manage client relationships, lead business development efforts, prepare proposals, and cultivate new opportunities in industrial logistics and land development markets.Coordinate with permitting authorities, municipalities and stakeholders to secure entitlements, municipal approvals and construction permits.Mentor, recruit and develop engineering and technical staff; establish performance expectations, conduct reviews and promote a collaborative team environment.Implement QA/QC processes for design deliverables, Civil3D models, and construction documents to ensure accuracy and constructability.Collaborate with interdisciplinary teams including transportation, environmental, survey, and GIS/ArcGIS specialists to integrate site design, infrastructure and utility coordination.Promote sustainable design practices and LEED strategies where appropriate and integrate best practices for cost-effective, resilient site development.Manage project budgets, resource allocation and subconsultant coordination; report on project and practice financial performance to senior leadership.QualificationsBachelors degree in Civil Engineering (required); Masters degree or advanced technical training preferred.Professional Engineer (PE) license in the relevant state(s) (required).Minimum 10 years of civil engineering experience with at least 5 years leading land development projects and teams.Proven experience as a Land Development Practice Leader or similar role with responsibility for technical leadership and business development.Demonstrated track record delivering industrial logistics facilities, including large-scale warehouse/distribution developments.Strong technical proficiency in Civil3D, grading and drainage design, subdivision design, site planning and entitlements (preferred).Experience navigating municipal approvals, permitting processes and coordination with public agencies.Familiarity with GIS/ArcGIS workflows and integration with civil design data (preferred).Knowledge of sustainable design principles and familiarity with LEED or similar programs (preferred).Excellent client-facing, communication, negotiation and presentation skills; ability to build and maintain strong client relationships.Proven financial and project management skills, including budgeting, staffing, and oversight of subconsultants.Ability to travel to project sites and client meetings as required.BenefitsSalary: $145,000 - $200,000+ DOEMedical InsuranceDental InsuranceVision InsuranceHealth Savings Account (HSA)Flexible Spending Account (FSA)Life InsuranceShort-Term & Long-Term Disability InsuranceEmployee Assistance Program (EAP)
