JOB TITLE: Heating/Ventilation/Air Conditioning Technician

FLSA CLASSIFICATION: Non-exempt, hourly employee.

WORK DAYS: 261 days (including paid holidays and paid vacation time).

STANDARD HOURS PER DAY: 8 hours per day (not including a 30-minute unpaid duty-free meal break).

WORK YEAR: The work year for the Heating/Ventilation/Air Conditioning (HVAC) Technician begins on the first weekday in July, and ends 12 months later on the last weekday in June.

SALARY SCHEDULE & BENEFITS: The Heating/Ventilation/Air Conditioning Technician is paid on the "Maintenance, Grounds, and Skilled Trades Personnel" salary schedule, and is eligible for benefits on the "Support Staff" benefits schedule. Starting hourly rate commensurate with experience.

REPORTS TO: The Heating/Ventilation/Air Conditioning Technician reports to the Director of Facilities and evaluated by the Assistant Director of Building & Efficiencies.

SUPERVISES: The Heating/Ventilation/Air Conditioning Technician does not supervise any other employee(s).

GENERAL SUMMARY OF DUTIES:

Under general supervision, the HVAC Technician performs skilled work on heating, ventilation, air conditioning, and refrigeration systems across the district. This role applies advanced knowledge of the refrigeration cycle to install, maintain, diagnose, and repair complex systems, including large-scale commercial units, chillers, and boilers. Responsibilities include servicing equipment, performing preventive maintenance, and adjusting system controls to ensure optimal performance. The HVAC Technician provides guidance to less experienced staff and performs related duties as assigned, contributing to operational efficiency, energy management, and safe learning environments.

ESSENTIAL FUNCTIONS:

1. Perform skilled craft-mechanical work on HVAC and refrigeration systems in various repair, maintenance, and service tasks for the school district.
2. Install, maintain, and service HVAC and refrigeration components, controls, and systems, including but not limited to air handlers, condensers, evaporators, pumps, and associated piping.
3. Service or replace components such as screens, filters, switches, controllers, sensors, lines, pressure gauges, and valves to ensure optimal system performance.
4. Set, adjust, and calibrate equipment components, such as conductivity controllers, sensors, and scales, to maintain efficient and safe operation.
5. Perform preventive maintenance according to established schedules; monitor system performance to identify potential problems and address them proactively.
6. Ensure all work complies with applicable codes, ordinances, and building and safety standards related to HVAC, and refrigeration.
7. Respond to emergency or critical incidents involving HVAC or related systems to confine, resolve, and/or prevent hazardous conditions.
8. Function independently on routine and complex assignments within the scope of training and experience, and assist or guide less experienced technicians on more difficult repairs and installations.
9. Complete and maintain work orders, purchase requests, and related documentation; maintain accurate daily logs and records for assigned systems and equipment.
10. Perform necessary calculations in setting and adjusting controls, feed and flow rates, measuring conductivity, and determining pipe dimensions, layout, and angles.
11. Clean and maintain tools, equipment, and vehicles; follow safe work practices and proper use of personal protective equipment at all times.
12. Supports district operations during inclement weather by assisting with snow and ice removal, clearing debris, and performing related tasks to maintain safe access to school facilities and grounds.
13. Maintain current knowledge of relevant technologies, equipment, and best practices; participate in district-supported training to sustain skills at the level required for the position.
14. Ensure the accuracy, completeness, and confidentiality of information maintained as part of job responsibilities.

ADVANCED TECHNICAL RESPONSIBILITIES:

1. System Diagnostics: Apply advanced understanding of the refrigeration cycle, including subcooling and superheat calculations, to evaluate system efficiency and troubleshoot complex compressor, metering device, and control issues.
2. Refrigerant Management: Perform refrigerant recovery, evacuation, and charging in strict compliance with EPA regulations and district procedures, ensuring zero intentional atmospheric release.
3. Leak Detection & Repair: Conduct thorough leak detection on commercial and industrial-sized units and perform mechanical, brazed, or soldered repairs to restore system integrity.
4. Chiller/Boiler Oversight (where applicable): Monitor, maintain, and service high-capacity chillers and boilers, ensuring safe and efficient operation and smooth seasonal start-up and shutdown.
5. Technical Leadership: Serve as a technical resource for the district, advising and supporting maintenance staff and other trades on complex thermal comfort and HVAC system issues.

NON-ESSENTIAL FUNCTIONS:

While the following tasks are necessary for the work of the unit, they are not an essential part of the purpose of this position and may also be performed by other unit members.

1. Performs related duties as directed.

ENTRY-LEVEL REQUIREMENTS:

1. EDUCATION/TRAINING: High school diploma or equivalent; completion of an HVAC training program, trade school, or formal apprenticeship in heating, ventilation, air conditioning, and refrigeration (HVACR) is strongly preferred.
2. EXPERIENCE: Minimum of three (3) years of experience installing, maintaining, and repairing commercial or institutional HVAC and refrigeration systems; school or public-sector experience preferred.
3. CERTIFICATIONS AND/OR LICENSES:
   1. Requires EPA Section 608 Technician Certification in refrigerant handling and recovery when assigned to air conditioning and refrigeration systems.
   2. Requires the ability to obtain and maintain a valid Indiana driver's license.
   3. Experience with Building Management System (BMS) preferred.
   4. Additional industry certifications such as NATE, HVAC Excellence, manufacturer-specific training, or OSHA safety training related to HVAC and mechanical systems may be considered.
   5. Demonstrated proficiency in system diagnostics, including use of subcooling and superheat calculations, leak detection methods, and the interpretation of pressures and temperatures on HVAC systems.
4. OTHER: Ability to perform the essential functions, meet the performance aptitudes, and fulfill the physical/sensory/environmental requirements of the job (with or without reasonable accommodations) is required.

5. Mathematical Aptitude: Requires the ability to perform addition, subtraction, multiplication and division; calculate decimals and percentages; utilize geometric principles and formulas.
6. Functional Reasoning: Requires ability to apply principles of rational systems. Ability to interpret instructions furnished in written, oral, diagrammatic, or schedule form. Ability to exercise independent judgment to adopt or modify methods and standards to meet variations in assigned objectives.
7. Situational Reasoning: Requires the ability to exercise the judgment, decisiveness and creativity required in situations involving evaluation of information against measurable or verifiable criteria.

PHYSICAL REQUIREMENTS: Tasks involve medium to heavy physical effort typical of PreK 12 facilities work, including climbing ladders, balancing, stooping, kneeling, crouching, and occasional crawling in mechanical or confined spaces. The position requires the ability to lift, carry, push, and pull materials, tools, and equipment up to 50 pounds on a regular basis and occasionally heavier items with assistance or appropriate lifting equipment. The employee must be able to walk and stand for extended periods while moving between and within school facilities.

SENSORY REQUIREMENTS:

Tasks require the ability to see clearly at close and distant range, distinguish colors and shades when working with wiring, indicators, and system components, and detect depth when navigating ladders, platforms, and mechanical spaces. The position requires the ability to hear and distinguish a variety of sounds, including alarms, equipment operation, and spoken communication in noisy environments. Reading gauges, digital displays, and written/electronic instructions is essential.

ENVIRONMENTAL FACTORS: Tasks are performed in both indoor school environments and mechanical or outdoor settings, with regular exposure to temperature extremes, noise from equipment, dust, and occasional wet or humid conditions. The position may involve intermittent exposure to vibrations, electrical currents, cleaning and maintenance chemicals, and other hazardous materials, with required use of appropriate personal protective equipment and adherence to district safety protocols.
