Position: Community Manager Department: Sales Reports To: Regional Manager Flsa: Exempt Work Schedule: Full Time Pay: $75,000 Travel Required: Yes, 10% Location: CO Management: Yes EEO: First/Mid Offs & Mgrs. Job Family: First/Mid Offs & Mgrs. About Your Role This position is hands‑on and full‑time, with day‑to‑day duties that include a thorough understanding of all property operations: leasing/marketing, customer service, maintenance procedures, administrative duties, and financial management. The Community Manager coordinates and manages all people, activities, and resources on the property to ensure residents have the best possible experience and meets all fiscal and physical goals set for the property. Essential Duties And Major Responsibilities Walk all common areas daily to ensure they are clean and well‑maintained. Lead, mentor, and direct on‑site staff to achieve all property operational goals. Ensure all team members present a professional appearance and follow dress codes, uniforms, and name badges. Provide exceptional customer service to residents, quickly responding to complaints, questions, and requests. Direct maintenance team to answer service requests timely, maintain grounds, and complete unit turns efficiently. Work with the Maintenance Lead to keep the make‑ready board updated in real time. Verify that all make‑ready units are walked by the leasing team upon completion and meet expected standards. Maintain occupancy to meet or exceed budgeted expectations and suggest rent growth opportunities. Deliver renewal offers promptly and work with staff to bolster resident retention. Oversee rent collection, ensure late fees are collected, and file evictions on schedule. Attend court proceedings for collections/evictions as necessary. Conduct regular property inspections, ensuring all aspects meet established standards. Team Leadership Start each day with a quick staff meeting to set daily expectations. Work with staff to build skill sets and improve abilities, fostering professional growth. Manage staff time to ensure all required reporting is completed on time. Embrace company culture, provide a supportive training environment, and equip staff for success. Market And Strategic/Business Support Stay ahead of competition with a thorough local market understanding, noting trends that impact occupancy and pricing. Ensure competition research is completed as required. Provide input into annual budget development. Actively manage operational finances, controlling spending to budget. Meet targeted revenues by setting rent rates, ensuring timely collection and posting of fees, making deposits, and reviewing monthly financial reports. Manage vendors, ensuring work is performed timely, completed well, and paid quickly. Assist with other duties as assigned. Education High school diploma or equivalent is required. Associates degree in a relevant field is preferred. Type Of Experience Needed To Be Successful 3+ years of management experience is required. Specialized Skills Basic computer knowledge including Microsoft Word, Excel, Outlook, and property management software. Positive attitude and focus on customer service. Sales, leasing, and marketing ability. Experience with social media and technology. Strong time management, organization, problem‑solving, and judgment skills. Strong attention to detail and accuracy. Strong written and verbal communication skills. Supervisory Expectations The position has immediate oversight of 2 or more team members performing the same or related work, including interviewing, hiring, training, assigning work, evaluating performance, rewarding, disciplining, addressing complaints, and resolving problems. Independence Of Action Results are defined; the incumbent sets own goals and determines how to accomplish results with few or no guidelines to follow. Although precedents may exist, the supervisor/manager provides broad guidance and overall direction. Physical Demands And Work Environment The work environment is typical property management in an office setting with significant distractions. The employee must drive to sites or meetings, hold a valid driver’s license, maintain clean driving record, current vehicle insurance, and pass drivability guidelines. Perform prolonged sitting, hands‑to‑finger tasks, and occasional standing, walking, reaching, stooping, kneeling, crouching, or crawling. Regularly lift and/or move up to 15 pounds safely. Maintain vision abilities including close vision, color vision, peripheral vision, depth perception, and focus adjustment. Work Hours This position is regularly scheduled Monday through Friday from 9:00 AM to 6:00 PM. Work hours may vary based on operational and business needs. Occasional evening and weekend hours may be required. 40‑Hour Work Week The position requires flexibility to work weekends, overtime, and other unscheduled time as needed. Evenings/Weekends/OT Assigned schedule to be discussed during the interview process as needed to satisfy the position’s requirements. Leadership: exhibits confidence, inspires and motivates, influences opinions, and gives appropriate recognition. Personal appearance: dresses appropriately and maintains grooming.
