Director of Real Estate

Location: Flexible (50% Travel Required) Reports To: Head of Growth What You'll Do Develop and execute the company's real estate strategy to support continued national expansion. Identify, evaluate, and prioritize new markets and clinic locations using demographic, competitive, financial, and operational data. Partner with executive leadership to align real estate investments with long-term business objectives. Maintain a robust pipeline of prospective sites that support future growth. Site Selection & Transactions Lead site selection, financial evaluation, and due diligence for new clinic opportunities. Negotiate letters of intent, leases, renewals, expansions, and other real estate agreements to achieve favorable business terms. Manage relationships with brokers, landlords, developers, and property owners throughout the transaction process. Present real estate recommendations, financial analyses, and market insights to senior leadership. Project Execution Partner with Design, Construction, Clinical Operations, IT, and Facilities to ensure successful clinic openings. Drive projects from site approval through lease execution, construction, permitting, and operational launch. Maintain project timelines, budgets, and stakeholder communication throughout each development cycle. Identify and proactively resolve issues that could delay project completion. Data & Analytics Analyze market trends, demographic data, occupancy costs, and clinic performance to support investment decisions. Develop dashboards and reporting that provide visibility into pipeline status, portfolio performance, and project milestones. Use data to improve site selection, negotiate stronger deals, and optimize long-term portfolio strategy. Cross-Functional Leadership Collaborate closely with: Growth & Business Development Clinical Operations External brokers, landlords, and development partners Ensure alignment across departments to deliver new clinics efficiently while supporting operational excellence. What You'll Bring Required Qualifications Bachelor's degree in Real Estate, Business, Finance, Construction Management, or a related field. 5+ years of progressive experience in commercial real estate, healthcare real estate, corporate development, or multi-site expansion. Proven experience leading lease negotiations and managing commercial real estate transactions. Strong financial modeling, market analysis, and strategic planning skills. Demonstrated ability to manage multiple development projects simultaneously. Excellent negotiation, communication, and relationship-building skills. Experience collaborating with cross-functional teams including Legal, Finance, Operations, and Construction. Advanced proficiency with Microsoft Office, particularly Excel and PowerPoint. Willingness to travel up to 50%. Preferred Qualifications Healthcare, medical office, behavioral health, or retail site selection experience. Familiarity with commercial lease administration and portfolio management software. Knowledge of demographic analysis, GIS tools, or market intelligence platforms. #J-18808-Ljbffr
